QUOTE(37 Exposures @ Dec 1 2015, 04:18 PM)
KUALA LUMPUR (Dec 1): UEM Sunrise Bhd ( Valuation: 2.60, Fundamental: 1.50) and WCT Holdings Bhd ( Valuation: 2.40, Fundamental: 0.80) plan to undertake a RM3 billion mixed-property project in Serendah, Selangor, under a proposed equally-owned joint venture (JV).

In a statement to Bursa Malaysia today, UEM Sunrise said the JV intended to develop freehold land measuring 243ha (608.63 acres).

UEM Sunrise and WCT had today signed a conditional subscription and shareholders agreement, under which UEM Sunrise proposed to buy a 50% stake in the expanded share capital of Jubiliant Courtyard Sdn Bhd (JCSB) for RM214.88 million.

Land owner JCSB is currently a wholly-owned subsidiary of WCT. Upon completion of the stake buy, UEM Sunrise and WCT will own 50% each in JCSB.

At the signing ceremony here today, UEM Sunrise managing director and chief executive officer Anwar Syahrin Abdul Ajib said the JV was a move to strengthen the company's position by expanding outside southern Johor.

"The contribution of this project is expected to come in from 2018 onwards. Over a period of 10 years, it will contribute significantly to our profit," Anwar Syahrin said.

WCT managing director Taing Kim Hwa said the development would contribute positively to the future earnings to the group too.

Taing said the 10-phase project was scheduled for launch in the fourth quarter of 2017.

At 12.30pm, UEM Sunrise shares settled unchanged at RM1.13 for a market capitalisation of RM5.13 billion.

Shares in WCT was up seven sen or 5% at RM1.52, valuing the company at RM1.81 billion.

Brother, how does that help/benefit people over this side of Rawang?

Even the Two also no sound already.

Looking at the landscape, Mah sing did choose a relatively good area. They just need to have better exits and address the surrounding flood issues. Even how good the SA, also no comments.

As it can be seen, MR2 is very near to Kawasan Perindustrian Kundang Road (red circle).

A link road will allow by pass of the flood area towards Country Homes for users who intend to head towards the North South highway - Rawang South. Tremendous opportunities for people in this area if there are better exits.

Google map now displays Alpine and Birch (near circle area).

WCT and UEM Sunrise not those small/unknown developer, they have many proven records, and UEM Sunise also won the construction job for Menara 118(so called the highest in Southeast Asia) they choose to come here mean here got a lot of potential, more construction=more happening=more ong=more expensive

Nice photos. Hope to be approved to join FB group.

Here is a pic from photo in the FB and show unit. I can spot 3 differences, but I might be wrong. Did not count the different colour of porch as I am not sure if that is the final colour.

That is why the plan in SnP is important.

Thank you.

SnP will determine what we get.

Show units have 2 versions, bare and renovated. Is it possible that the show unit in picture is a renovated version?

For the TNB letter, inside wrote is 1 phase wiring.

Can I request 3 phase wiring now? Or have to wait for key collection only can sendiri buat?
*
I am quite certain that 1 phase imply residents wont be using aircond in their home.

From a non electrician, usually all houses with more than 3HP aircond should use 3 phase for safety. This considers the house will have loads of other electrical stuff running at same time with the aircond.

Single phase 60A can normally cater for 4-5 aircond switched on concurrently, unless you use iron, all water heaters, kettle at the same time.
*
Yes, about right. That is about 5HP if average of 1HP per unit. In a family house where its highly possible those other appliances run at the same time, its risky to have single phase.

3 phase will also be more economical for people with higher power usage. They dont have to pay to change to 3 phase.

Unless only 2 persons living in that house, then no problem, no sweat.

Bhd.

Anyone knows where that notice is referring to? I am guessing it is using route B29 and somehow joins the Rawang Toll Selatan.

Just drew up a diagram and didnt see a clear path to the Rawang South toll. Have not had a chance to go on the B29, but if the road conditions are good then surely it will benefit road users. Do share if you know whats the drive on B29 road is like.

no idea...  hmm.gif  I hope the road from Kg Serai to PLUS can be extended to near MR2.

Since MR2 extends all the way close to B29, it would be good if they have a road exit to B29.

No need to pass MR1 to exit.

Anyone noticed the map in the Majlis Daerah office? There is a blue line running across MR2 that looks like a main road.

Unfortunately there wasn't anyone there who could explain the map at the time I went. Attached is the sketch here in hope someone can elaborate if that is a main road leading towards AEON that does not have to pass MR show room. Its also crossing the B29 that someone posted is another way to Rawang South exit (maybe no need to use Latar?).

Attached Image

Looks like the place have even better potential if its true.
