yes, u r right, IN REALITY only need to pay 10% net 20k when sign snp....

IN THEORY, they say the rebate was applied on the 2nd 10% - is a workaround for the developer to offer rebates.... cos if apply to 1st 10%, then banks will take into account the rebate amount n lower the financing amount for purchasers... one of the conditions for the loan disbursement is that the developer hv to give confirmation to the bank that the 10% of original purchase price has been paid... therefore, from accounting point of view, developer will oni reverse out the 20k from the 2nd 10%... it's all technical accounting oni...

for us, purchaser, no impact whether it's 1st or 2nd 20k, as long as v dun nd to pay dat 20k... rclxms.gif
