Sorry for noob... first time buying house and I am drowning in lots of technical names...

That means, the title was successfully converted to residential title and therefore the government issued apdl. So, with APDL they can now start to clear the land? Correct me if I am wrong...

I really feel cheated as we went there twice and were told that the maintenance fee is RM180 by two different SA before placing the booking. If the facilities are going to be the same as Perdana Residence 2, I don't see the need to collect RM280 per month, bearing in mind that there will be other semi-d's which will be built as well...

seriously, if the maintenance fee start at 280 per month, it's gonna be hefty a few years down the road...

and can anybody confirm whether their promise to waive the first year's maintenance fee still apply?

I don't think anybody will be able to tell you for sure.

Banks will disburse money progressively to the developer and interest will be charged based on the amount disbursed. The constructions will be divided into several stages and and developer can only claim the money upon completion of each stage. So, if there's any changes in the timeframe of the construction work, that will affect the total interest amount too.

Borne by developer:
- legal fees for SPA
- legal fees on loan agreement excluding disbursement fee and stamp duty
- 1st year maintenance fee

That's what I got last month. Not too sure about now. Best thing is to call the SA, make a visit to its sales gallery to confirm

last week i scanned thru the dmc, if i m not mistaken, if u wanna add power point nd consent from developer wor... wonder usually how long does it take to get their consent...

if need to add during reno, nd to hack da wall?

n there's no power point for water heater in da toilet downstairs

Add power point sure need to hack the wall before we finally conceal it. Whenever wall hack is do, under DMC, we must seek approval from the vendor, which is developer or appointed management and pay the reno deposit.

This is to guide owners the house rule and inform us, the spot of the piping, cable and concrete which is the area to avoid upon wall hacking. No issue for this.

Now only I noe there is no heater power point in the downstair toilet. Needs few hundred bucks to get this done.
