If one goes to brickz and check out the actual transaction, there are many transacted btw 450k to 500k.

Definitely not as bleak as lelong price.

I also dun understand why ppl willing to let it go to lelong.

as marked up become more common

Buyer wants seller to mark up the spa price so that they can get higher loan as market value is higher conpared to what buyer agreed to pay

No more rpgt if you sell now.
Legal fee marginal only.

You can always discuss w buyer bcos buyer is the one wanted to make up price.

I dont condomned tis behaviour as its against the law.

Coz buyer not enough cash (10% deposit), so just mark up, or can even get cash back out of the deal for reno / furnishing etc.
Example, agreed selling price at 400k. Agreed mark up to bank valuation 500k.
90% loan out of 500k is 450k. Another 50k pocket out as hard cash to do anything you want.
