I went on Tuesday. I do not think there is any progress since last weekend. Got 30k rebate plus 8k ang pau. But it is written as leasehold and not FREEHOLD as introduce by the SA. Total only pay about 5k for booking and 25k during SPA. And prepare another 3k for loan reimbursement. He mentioned that SPA and legal fees were included and only loan reimbursement have to be paid by our own.

I never bought a property before. Really wonder is that really a good choice.

Nah, I asked other SA and it was confirmed as leasehold, not freehold, that SA mistaken MR1 and MR2 doh.gif

Phase 4 - After 30k rebate = 638k

I asked from the SA:
MR1 >> Phase 4 - RM 698800 - 5%

MR2
Caspia >> RM 682800 - 30k + 8k (before 14 Feb)
Birch >> RM 528800 - 7%

And do not believe too much on the forum. Go and see the houses around and decide. If you ask too much opinion from forum, you will never buy your own house. Defects, reputation, etc. As long as you are happy with the house and location, security and prices, then that is most important UNLESS you want to buy for investment.

As in the plan. it should be public. I did not see any fencing in master plan. As far I know, the Lotus Lake is not so NICE now. It just abandon lake, not like the one so nice as drawn in brochure. Probably they will rebuilt the area after this.

It just behind the entrance to MR2 (sand road), many lorry in and out to the site, if not mistaken, there is big advertisement board that promotes Caspia.

I am not from Rawang, but as I know the Lotus Lake considered as Natural Lake. And it is the same definition in Law that prohibit Developer to use the lake for development (unlike Kampar). Only man-made lake can be reclaim to be build on top of it, since developer does not fully use this lake for buidlings, my guess is the lake's water comes from nearby hills which acts as reservoir (do not know what they call in English, but Malay is Tadahan Air).

Of course, we are in Bolehland. Reserved Forest also can be open up for development, and natural lake also BOLEH. brows.gif

I did not even see that part. Sounds it should be in the SPA. If not,then the clubhouse will not under MR2 JMB. Or perhaps, it is written so that Alpine, Birch and Caspia will have their own JMB before whole JMB to manage the clubhouse. Since all of us are sharing the same clubhouse.

Not sure about the rumours but I do agree that all KTM, LRT etc need prepare more parking space, they should build Multi Storey Car Park like Singapore, benefits for those who drives...
