I still think most buyers of Cyberjaya are investors.... let's see what happens to this project if previewing this month...

Agree..hopefully cbj will not be the next ghost town..too many investor will create another prob for those who choose to stay..less ppl paying maintenance fees and harder for jmb to maintain the parcel.

TO be more sarcastic, they are not investors... but more of "flipper" type profile. Meaning to say, they are less keen on rental prospects but want to make the cashout once completion.

Investors - someone who holds for longer term, may add value to the property and sees rental as a mean to earn the returns
Speculator - someone who interested to buy cheap or low entry price and sell very high once completion on the expectation that all prices will go up
Flipper - someone who interested to sell any time people offer higher price, otherwise die-die exit at completion

Greater KL highrise everywhere is the same, price is getting higher, yield is getting lower.

Cyberjaya is never for flipper. Flip @ your own risk.

Package it's like what you posted earlier leh.

RM 500 per floor, unit 7 is the most popular column, those near the top all gone. Unit 5 is second popular.

LakeFront Residence @ Cyberjaya:

For the initial launch, the units are sized from 1390sf, and all coming with 2 car parks , maintenance is kept at RM0.20psf. Cheap ? Bear in mind there are over 2000 units, hence a need to keep the maintenance cheap to pacify everyone.

For tower 1, the price is expected to start form around RM420psf upwards (after discount).

Launching price is from RM690k upwards, before discount. There will be 15% discount for buyers (but the discount will be set off from the 4th billing onwards), and balance of 10% to be settled upfront upon signing of the SPA. Booking fee is RM20,000 10% upfront is hefty ? Then you can opt for the second plan, which is only putting in upfront of 5%, but at a reduced discount of only 13% instead of 15% Buyers who get the 15% discount, will also enjoy 3 years of free maintenance, whilst buyers who opt for the 13% discount, will get 1 year free maintenance. Price is Rm500 each incremental floor, which means the lowest and highest floors have only a difference of RM20,000 = quite unheard of these days, as some projects have incremental price difference of RM5000 per floor!

Starting a bit lower, maybe 670k or something before discount. Said to be semi-furnish, but did not check what it comes with.

This property looks promising. Now IBM is going to expand further to hire 2K more employees, population in cyber is going to grow.
*
HP has 6,000 staff now at their largest Asian campus in cyberjaya but only 30% of their land is built. If another 2 more center are built, it can accommodate 2 data center with more staff, but probably more equipment now.

True also,,, buyers are better be aware whether these new props are genuinely in demand or developers are just riding on the current market sentiment before its too late,,

with the residential property grow more than 300% assuming from 5k units current to 20k units in 3 years, i dont see how cyberjaya population gonna doubled in short term,, there is not much movement interms of new mnc coming into cyber, even worse some companies are downsizing or restructured (hp selling their EDS)..

there are still plenty of props around kv waiting to b filled up in next few years,,
*
Correction... HP is not selling EDS. There are 6,000 HP staff in the HP IT center in cyberjaya. How I know?? 😎😎. Go ask any HP staff in cyberjaya.
