Anyone staying there (either Lakefront Residence or Lakefront Prima) can comment on the facility conditions? Can specify which tower. Saw on Google Reviews, that people mentioned out of service lifts and flooded car park. All fixed?

I'm have a unit at Lakefront Prima block D , so far no issue for the lifts and no flooding of carparks. The swimming pool looks ok as well after initial repair (They found a big crack in the middle of the swimming pool 1 year ago)

Now can buy at much cheaper price from the lelong market.

Hi AskarPerang, im a newbie here... been reading this thread and keen on bidding in this auction.. but not sure what to expect for any unforseen incidental costs... for this lakefront unit, can we make a direct transfer or we need to bear the cost for double transfer?... and do we need to apply for state consent if bought under the public auction...

Lakefront still under master title. I'm not sure whether developer got plan to issue out the strata title now or not.
Coz if according to their grand master plan, got another 4 blocks in plan. Tower 5 to Tower 8.

So if it is still under master title, there is no issue regarding double transfer or direct transfer. The title is still under developer name.
Can buy no problem. No need consent with local authority. Just deal with developer will do.

And is the same process even if you are buying via normal subsale method. No difference here.

Thanx for the explanation... but juz got a copy of the POS which states that the strata title have been issued, but no details of the title given by the bank.

If so, do we have to bear the double transfer costs and do we need to get consent first.. the POS requires the bidder to get consent upon payment of the balance 90%..

I suggest is best to check with the developer MCT for the latest status of the strata title.
Yes buyer will need to bear all related cost here. Only outstanding maintenance fees etc and cukai up to the auction date can claim back from the bank.
Statement in the POS is general statement applicable to all lelong units.

Unit sold at 410K just now. Won by Zul.
As usual last month reserve price at 397K but nobody interested.
