I think rate given is based on our credit ratings. Probably the rate on the website is the lowest the bank can give.

same here Maybank offer 4.45%.

I believe this case by case basic.. most of the financial institutions MOF is at 90%

The one i apply via maybank was 100%

MBB just approved my loan and offer me at 4.45%. MRTA would be RM7472 for 25 years.

They told me there would be a disbursement fee of around RM5000

Looks like MBB working hard to approve most of our loan. The rest of the bank still no news.

got feedback from another banker beside mbb. they are still waiting for the end financing. might take another half a month before they can revert back. i don't think i can wait that long for the other bank to come back.

i just receive surat jemputan from pr1ma lakefront, last ballot dont have my number, now they asked me to visit sales gallery on 18 Mac, don't think i can attend as will be at my hometown, plus i un sure if lower floor still available.

I think you can just drop by at the office or call them.Mine was last Saturday 4th March. I got the 10th floor.Block B. They open up units until the 11th floor only during that day. There is Block C and D0..22 floors.24 units each floor. 4 blocks. Im sure you will get the units you want.

I also received the invitation to choose a unit on 18 March...very tempted to take up the offer~ does anyone know when is the SPA signing? is there any ready show unit?

Guys, something to clarify.

i) Before signing the loan agreement. Do we need to check with the developer to find out if my booking still valid or i can straight sign the loan agreement.

ii) How many type of legal fee that I need to pay? As far as I know is S&P is cover by developer. So does that mean we only need to pay for our loan legal fee right?

For your questions : i) Should be not needed, our booking is not easy to be cancel. They will warn us lets say if we are not interested. I have talked to the MCT agent they said don't worry on that. Alot of things is not even finalized yet lol!

Btw, I got a prima last year @ alam damai, even after 1 year they did not cancel my booking yet lol.

ii) Right now there's a dispute in regards to the panel lawyer, the MCT's panel lawyer currently is not official yet, since PR1ma wants to use different lawyer. However they will try to make it happen. Legal fees should be only once bro. For the S&P one.

Jidins, thanks for the clarification.

Regard to legal fee, if we are only paying for s&p only. How about the fee for our loan? Are those the same things? Abit confuse.
