My daughter has inquired about this from the management last month on the occupancy rate (the management is very open with regards to revealing the numbers). I have forgotten the exact number but more than 50 owners have moved in to stay, and this was last month. These are owners who have completed the renovation and are already staying in the units, as of May 2018. Those who have taken the keys, are a lot more, reported close to about 50% of the total number of units available which is 1000 units.

Isn't the total number of units 2000?

Yes, total units are 2000. I was referring to almost 50% of the owners who have taken the keys, so it's 1000 owners who have taken the keys. Another 1000 left are empty units although I was told there are many who are still interested in the this PR1MA Alam Damai and in the process of applying for the loan.

Hi all,

I just found out from PR1MA staff that strata title has not been issued for this Alam Damai project even though already VP.

All PR1MA developments are not bound by the Strata Titles (Amendement) Act 2013 (relating to issuance of strata title upon VP) as they are instead governed by the PR1MA Act 2012. The timing of issuance of strata title is also silent in the SPA.

Hence, potential buyers beware! Existing owners are having difficulties getting the strata title from PR1MA with many excuses given. Please think twice before purchasing Alam Damai as the moratorium period is indefinite without the strata title.

Under current Pr1ma act. Prime Minister responsible for majority approvalto become as a member of corporation. I think Federal Government responsibility to oversee all the outcome related to Pr1ma.

I don't quite understand your statement.

My point above is that all strata developments should come under the Strata Titles Act. However, the PR1MA's strata developments are different in that their SPAs has yet to implement the new rulings.

The fact that PR1MA is a statutory body created with the PR1MA Act 2012 doesn't allow its strata developments to negate the requirements under the Strata Title Act.

Should sue the Developer I&P and Pr1ma for non issuance of strata title. Strata Title Act 2013 also don't want to follow. New Malaysia, don't follow Mah Sing foot steps : https://www.edgeprop.my/content/1404157/buy...t-sue-developer

From my last check with PR1MA, they still have not got the strata title. Promise you 1 thing, but since it is not explicitly stated in the SPA, they can get away with it.

The thing is PR1MA projects are unique in the sense that they are not bound by the Strata Title Act. Even the SPA did not touch on the timing of delivery of strata title, so home buyers would not have a legal basis to challenge it in court. All the buyers have is an "email commitment" from PR1MA but not in the SPA.
