Is Prima Alam Damai consider New Generation Low Cost ?
*
They didn't say low cost. They branded it as Mampu Milik.
RM250psf, 790sf 2R1B = RM197,000 = sungguh mampu milik.

I believe PR1MA will replace PPR in stages. It's just not practical to build PPR within Klang Valley anymore. Rather, affordable PR1MA projects will be built at strategic locations outside of Klang Valley, which have easy access to public transport hubs, especially the new MRT/LRT lines. A point worth highlighting, PR1MA housing is suppose to range from RM100k (outside Klang Valley such as Senawang) to RM400k (city centre areas such as Brickfields).

A RM150k loan over 40 years at 4.4% interest is around RM700/month in installment, doable for a couple, assuming the min wage of RM1k/person.

This is not really true apparently. In fact, the number of PPR units have increased tremendously over the years, otherwise you won't see where those former squatters are relocated to.

Tip: (in KL) - go around the new PPRs in Putrajaya, Kerinchi, Desa Tun Razak, Jelatek, Salak Selatan, Air Panas, etc. Many new ones are going to be built in Sentul.

(no offense... many working ethnic-Chinese will not buy or eligible for these PPRs or even those under DBKL/Pkns)

In a 2013 news, you can still buy a flat in KL for RM28,000. http://www.starproperty.my/index.php/artic...flat-for-rm28k/

the new PPRs are spotted all across towns nationwide - example in Kuala Terengganu and in Tuaran, Sabah and all over...

No doubt, the image looks like a modernize flat in high rise.
The developer is even an unknown company that have no experience in building such high rise units.
Stable or not really a big issue.

Also, without broaden the existing road, it will be a night mare for damai perdana residents to fight with 2k units of cars/motocycles biggrin.gif

From Star today

KUALA LUMPUR: A total of 100,000 houses will be built under the 1Malaysia Civil Servants' Housing Programme (PPA1M) nationwide, said Chief Secretary to the Government Tan Sri Dr Ali Hamsa.
He said besides Putrajaya, the Government would identify strategic locations in the capital and major centres, including in Sabah and Sarawak, to expand the programme.

"The project will be implemented once it is approved by relevant authorities," he told reporters after opening the Parent Teacher Association Carnival and new facilities at Sekolah Menengah Kebangsaan (SMK) Damansara Utama here Sunday.

He was commenting on a call from Cuepacs to the federal and state governments to provide medium-cost houses, priced RM250,000 or below, for civil servants.

Ali said the first phase of the PPA1M programme involving the construction of 10,366 houses was launched in Putrajaya by Prime Minister Datuk Seri Najib Tun Razak in April.

The PPA1M provides public housing with a minimum floor area of between 1,000 and 1,500 sq ft at a price of between RM150,000 and RM300,000.

Meanwhile, Ali said the Putrajaya PPA1M had received an encouraging response with 105,000 applications received to date.

Successful buyers are only required to pay for the houses once they are completed and not while work is still in progress. - Bernama

the DEBT rating just being downgrade to Negative....Prima 1 house which yet to issue any debt to fund this project..will be going for hard time...
might not on either...unlike MRT 2 where Prasarana already raised the fund in the market...
