now, after PR13...changed it so that it is much easy to achieve lo.

this is crazy... pr1ma house where got cheap. 450k for 1k sf is 450psf oledi. This is not so call afforable house anymore.

the concept of PR1MA is to flush out the investor and flipper.

Is good to ensure 1st house buyer and for own use (1st 10 years)

Its about the package.

They should not raise the ceiling price..but move the location to outskirt location near those KTM station will do ie Semenyih / Bangi / Rawang..still practical there...it is a waste of resources build near to city which does not maximize the profit..one of the clear failure example si Alam Damai Cheras...
this location is very close to city centre..shd use for high end property so government can extract the most by tendering out to developer...
Then use the proceed from land sale to build MRT or KTM network..........Improve the debt rating...!!!

They should follow the model of HOngkong or Singapore....

adjusting the ceiling price is good so that the ventured developer can provide better material and quality for your 1st home. Imagine rm450k come with fully furnished and other subsidize package like DIBS to further help out those 1st house buyer for home sweet home. More choice more variety. Why always limit urself with low cost or low medium cost or medium cost house as your 1st home?

if you check back the developer behind this PR1MA project, actually are those reputable big time developer who try to waive and compensate those low and medium cost quota with this PR1MA.

If the selling price is right for this PR1MA project, definitely you can have some comfort expectation from those developers.

PR1MA = rebrand for low cost quota waiver

So now we know "flloor price", any price nearing that magic number for private developer, BBB!!!!!

If PR1MA sell at rm 450K for 1000 sqft unit, it will be RM 500-650 K in a few years. So all those condo in good location and better facilities will be priced higher.

PETALING JAYA (Aug 27): The Ministry of Urban Well-being, Housing and Local Government is launching a one-stop centre database for affordable housing by year-end.

Its Minister Datuk Abdul Rahman Dahlan said the systematic registration and specific database was vital to determine the actual needs or demand for affordable housing.

"I found out that one of the problems we're facing now is all the systems are independently run," he told reporters after launching the 16th Malaysia Housing and Property Summit here today.

He said currently, 1Malaysia People's Housing Project (PR1MA), Syarikat Perumahan Negara Bhd (SBNB), Jabatan Perumahan Negara and private sector had their own market research and database.

"There is an urgent need to collaborate and disseminate the information under one system. I don't want PR1MA to build houses in area(s) where SPNB is building houses, for example.

"There must be a way for us to find out overall areas targeted by each agency.

"At the same time, we also want a one-stop centre for the public to register their intention to buy affordable or low-cost houses.

"There must be a way for us to amalgamate these in one visual look," he said.

Abdul Rahman said the 1 Million Home Secretariat under his ministry would manage the database, which would be made accessible to both public and private sectors.
