Setia seputeh has its pros but again it's overpriced too. Should never be over 1000psqft, again greed. But the. At those 2+m price points the buyers are filthy rich and possibly not too bothered about over paying. I know a coupl who has registered for a setia seputeh unit but for them it's their retirement place as they live in a bungalow at mutiara seputeh now. So eventually they will sell their bungalow for some 7+m and move in here.

I grew up in seputeh where my grandparents lived, it's one of th best places to live, alongside taman desa, IMHO. However one should also note that the sri langit condo seputeh low density project from tan and tan is 3600sqft and around 2m sub sale, so why not grab that? I forgot the name, u reach that condo via Jalan seputeh 6. May not have all the facilities of this project but it's low density, higher ground abd quieter. If to stay, I will buy that Instead.

Old condos almost never appreciate in price...beside all the internal wears and tears....like water piping and electric wiring....need to be replaced lioa....

3600sq is far too big to bear the maintenance fee.

However when u r rich, you are ricb...2mio is wet wet water nia.

internal launch, pricing is reasonable psf wise (Not absolute total), suggest to call the sales.

Property developer, SP Setia Bhd posted a pre-tax profit of RM1.18 billion for the financial year ended Dec 31, 2016 on the back of RM4.95 billion in revenue, it said in a filing to Bursa Malaysia today.“The group targets to launch the final tower (Tower B) of Setia Sky Seputeh, a luxury condominium development in Seputeh, Kuala Lumpur as well as the transit-oriented development of
TRIO apartments at Bukit Tinggi, Klang,” SP Setia said, adding that the group would continue to search for more strategic land bank to replenish the existing acreage.

Yes 23% is impressive but feel their highrises r not worth for buyers with less value compared to their landed

Yeah.... strong developer like SPS manages to hold prices thanks to its strong cashflow. More potential to find good deals in sub sale market now.

Yes for the tier1 large names only feel sps n sunwai can holld prices. Heck they can even offer 10:90 scheme.

I went to the sales office. The unit is 23xx sqft. The price is almost RM3m. It's RM1,200 per sqft.

The really surprising thing is that a lot of the units have been sold.

It's a really high quality development but RM1,200 per sqft is crazy.

1200 per sqft is before or after the usual rebates etc.

how's their setia sky residence doing in KL? they sold it at sky high price as well and a lot of flippers and investors can't rent out and flip their units

I guess it's before. They have the 10:90 scheme and some small discounts but nothing major.

not really sky high price lah......

block A and B were selling around 7++psf nia. even OKR is selling at this price now.

I didn't follow C & D. only know that at least D still selling even after VPed.

My friend owns a unit there. Block A. Maybe investors can't flip/no ppl to rent to + unsold developer units due to badly delivered product. Noticed that there were a handful of flaws throughout the unit she stays in. Sliding door misaligned, lift button must press up to go down and vice versa. Few other things can't remember.

If 1200 per sq ft, it will be a disaster. Difficult to flip nor enough rent to cover investment cost.
