Either is for people with extra money when "no more place to keep in bank" (for Malaysian)! or

Either is for foreign investor with US$ or S$ etc.

for mainland China investor (i think - initially target this group), but again with the new China $ control policy,
there will be less or difficult for them to invest here ! hmm.gif

I wonder who's the target market for this project coz at RM 2.3 million price tag after rebates for one of the units, one can even get a landed 2-storey bungalow (individual title) nearby.

Just drive around Tmn Seputeh where this project is situated. You're bound to bump into one or two bungalows for sale.

I just simply drove around there a while back and saw some 'For Sale/Rent' banners draped on some of these bungalows. They don't have a name attached to it since they're individual-titled houses. Last I recall they're priced around RM 2.3 million - RM 2.5 million.

If you're referring to those Semi-Ds and bungalows in the GnGs such as Sierra Seputeh, don't expect this kind of price, tho.

And yes, I'm living around the area too.

and this sky seputeh smallest unit is how much for how many sqf ?

Hi All

Any buyers here to share about SPA of this project.

I booking a unit and was told by agent that all discounts/rebates will not be stated in SPA but only the original price. Discounts/rebates will only captured in their system.

My concern is buyer will be in risk if their system failed to recognise these rebates and asking for original price stated in contract.

Anyone came across this and how should it be handled? Thx u.

Really? If it is not on some signed paper to be kept by you, it would not protect you.

Ya, exactly.

I even spoke to the law firm representing developer and lawyer told me they only stating original price in SPA as per instructed.

Now waiting from developer on further action to provide assurance on the final purchase price and not claiming the original price.

Any buyers who experienced similar situation, able to share advise?

Hi - just to share some experience.

Normally - the rebates and discounts would not show on the SPA.

Reason being the loan amount % is calculated from the SPA price, hence there some banks may give high % loan based on the SPA price.

If it uses the nett discounted amount, then the loan amount may be much lower which is not preferred by some buyers.

It could be the same for most projects - however to protect yourself, i believe there would be a separate quotation which is provided by the developer to you.

Believe next time when a owner sells the property, owner would also be using the SPA amount and not the nett discounted amount.

My 2 cents.

That makes sense. There should be another piece of signed paper documenting the rebate agreement.
