Probably can get 6% πŸ‘πŸ‘ŒπŸ₯³

But personally... 5.8% also good enough πŸ‘Œ

if 2h 2023 same 33bil, then whole year 66 bil... assume 2023 AUM 1.1tril and declare all income of 66 bil = 6%

so probably 5.8-6%...unless 2H 2023 can have higher income
*
if momentum continues, im confident with >6% for 2023

I am saving more bullets now, but i am actually quite generous. In this 1-2 year i pinjam money to someone total around 35k, gifted some people total a few K, bought collectibles that worth more than rm50k, and i am making a money pool that will be around rm 100k for those staff that been following me for almost 20 years after i am retired (if they encounter financial issue, i will use the money in this pool to help them), etc.

I don't and won't have kids, so i will be spending most of my money before i leave this world, the rest of the money / properties will be passed to me and my wife's relatives / closed friends (if they are still alive and live longer than me).

How young are you? Why charitable suddenly (it's a good thing but often this is decided diligently)? Is it due to sudden realization or..?

can't be totally no body to give tongue.gif
Around mid of 40. Not suddenly, i am always like this since i was very young. Give you an example, when i was young, when i read newspaper and read news about a young and poor single mother had a few kids, one day only able to eat 1 time, i would shed tears and felt sad and hoped i could help. And when i saw my closer friends (mostly those friends that we had been gaming together for a long time) having financial issues, then i would help even they didn't ask. (but if i see they get the money and straight away go to buy cigarette, then sorry la, no next time). I am a "soft heart" person.
I am a free thinker. But when i "imagined" the situation, i imagined i was dead and became something not belong to the physical world anymore, but still able to think and see things happening in the physical world after i was gone, and with this form, i imagined what would i regret / haven't done. Can also treat it as, i am dying soon after hit by bullets, knowing i can't live any longer, and thinking what i regret / haven't done at that monent.
*
That's good thinking.

Naked we come to this Earth and naked we leave, from dust to dust. May what you have sowed become useful for future generation.

agree, malaysian isnt a property haven

only property builders and banks make money

our pool of tenants are also F grade, most never care about the place.

Property renting is only for equity building… rental help to cover all of the interest and most of the principal and maintenance fee is the best scenario.. Maintain this and after finish loan, sell the property and park it in EPF gradually most likely have better return then continue renting.
*
Only if you can sell it off yes. Good location properties takes 3 to 6 mths. Not so good location? Then deduct lawyer fee agent fee this that fee.

Your strategy appears to be way too conservative, as you assumed EPF and ASM's return to be average 4.5% pa. Don't know about ASM, but EPF's much better at 5.5% pa if anything.
using your strategy of minus inflation directly from the return, that would equate to 2.5%. your 27K rm just need like 1.08 million ringgit.

A better way would be to assume your 27K spending to increase at 3% inflation, while your whole networth will grow by 5.5% pa. That's more realistic right?
If you put it in a spreadsheet and run the numbers, you are fine already with 1.08 million ringgit.
*
bingo, a realistic number is better

QUOTE(Wolves @ Aug 29 2023, 01:15 AM)
It's a bit conservative but i already calculated with weighted ratios. Currently i have 25% in epf and the rest in asm. Last year asm 2 (my biggest chunk) is 3.75%. This year will know in 3 more days. Anyway.. i took past 3 years and average it out and weighted ratios. It turned out to be 4.22% so 4.5% is very good already. If 1.08 mil i still need to work a few more years. πŸ˜‚ i already keep my expense to bare bone minimum for now. Thanks for your input.
Thanks for the calculator and i will play around with it and see. But the method to minus inflation first is too counter the buying power. As you mentioned 1.8 mil over the years, the buying power will be reduced. So by minis inflation rate first, it means the current buying power of 1.8 mil will be preserved by increasing my pot by that amount of inflation so it's forever the buying power of the 1.8 mil now. That was the concept. But if you use that method... The value is very high sad.gif
*
EPF still a better bet than ASM which dividend is reducing.

I didn't like how ASM first massly promoted, encouraging people to take on debt to buy ASM as it would be a good debt. Smell fishy to me. true enough, dividend is reducing.

if you can, try hit your EPF to 1 mil, then life is smooth (comfy at around 5k/ month), cause anything above that you can cash out or invest in something else.

have other buffers as well, diversify, in case anything fails, you have a back up plan.

Some corrections boss...

ASM funds cannot take loans @ debts... It's ASB @ Bumiputera funds that can take loans... Their earlier days dividend rate is way higher than others... Including EPF... That's why many attracted to take up loans & subscribe to ASB funds....

Now is different story...
Rates keep dropping.... Not really viable option to take up loans to subscribe ASB funds...
*
thanks for this. interesting why asm cannot take loan while asb can

Thank you everybody for the input. I do read them and ponders on them. So thank you very much. Good inputs and angle to consider.
I believe i list the break down before here.

Food = rm10950 per year @ rm30 per day (two meals as i eat rm6 per brunch and i take breakfast and lunch together and night time i have another meal and consider rm20 max but i estimating higher)
Teansport  = rm30 per week (sometimes rm20 but nowadays i use more). I pump petrol every Sunday so i know this number is very accurate so far so per year rm1560.
Internet = rm94.50/mth = rm4914
Mobile phone = rm30/mth (actually rm20 but i might change) = 360
Cukai pintu = rm900 (8xx) / year
Electricity = rm 150/mth (never hit this figure but i gonna put 200 coz of i spend more time at home electricity will increase so if 200/mth it's gonna be 2,400/yr)
Water bill = rm2.15 (subsidy) or without subsidy rm5.50/ mth. Let's say rm10 per month when i retire la. So rm120/yr
Water filter cartridge replacement 500/yr
Car service rm125 per trip and two times per year = rm250
Car battery or car repair i put 1k/yr
Miscellaneous i put 1k per year
No insurance no debt nothing else. No kid and wife ownself take care. No ailing parents and nothing from others.
Angpao money 1k /yr
No toll in my place. No tax.

Just above it comes to 2,0378.83 per year and i already estimate on the upper end. If i use accrual figure it will be 2.5k per month coz grocery actually wife pay so my food side can reduce a lot more especially for dinner part. That's my breakdown.
Look above. No toll.
Retirement years is one very funny thing coz nobody knows. Lol. I don't think i will live past 60 but then again i might get surprises. πŸ˜‚

Haven't have a holiday since honeymoon. Lol. But yes.. whatever not used that year can accumulate into holiday i guess. That's how i put it. Whatever not used can accumulate to buy stuff and if none then holiday lo. Not an outgoing person in the first place. Rather sit at home and rot type. All i need is phone and internet. πŸ˜‚ but i get what you mean.
More like certain habit. I have "cash" x amount given per month. And i haven't went to atm to withdraw for years. So i can safely say i don't use over y amount of money per month. And yes some i use e-wallet and some i use bank transfer but i can easily add those numbers in plus i only started using e-wallet during mco. And it is minimal. I splurge when the amount too big coz i recieve payment in e-wallet sometimes so i need a way to use them. Still can roughly check how much. I do not record my usage diligently but base on how much cash i left at the end of the month, plus those regularly need bank in or e-wallet (i pay cash to company and customer pay through e-wallet to me) i can roughly say i use how much that month. That's how i know i don't exceed certain amount. Hope that explains well.

your budget is bare minimum with no space for upgrading or rewarding yourself once in a while.

internet is the cheapest form of entertainment, i agree

but also look after your health, widens your horizon, travel more, move more, go to new places. meet new people. jalan jalan is an indirect cost to hefty medical cost if anything happens.

i know the current average expenses is around 2.5k, give and take, assuming meet up with friend, go fancy place to eat once in a while.

Agree at a certain extend. That's why i dragging out retirement by living off salary (almost minimal pay) and not touching dividend yet. This in hope that i can draw more than 3k per month in future and won't decrease principle and live until kick the bucket.

Health ah... Hmmm... Sacrificing health for work. I doubt can salvage later so kinda give up on being healthy. πŸ˜‚ widens horizon.. hmmm... Now go where are not good. Ppl are generally bad/evil. Go where also not safe. Kena rob la, kena pick pocket la, scam la... I think stay at home better. Later unlucky plane fall down on head while walking on the streets or suddenly bomb drop at tourist spot. Don't want la... Jalan jalan go beach enough la. Simpler and easier and can anytime go or leave. πŸ˜‚ meet ppl ah... Enough la.. i everyday see monkeys already.. don't want to know more ppl or talk to more ppl. Talk enough already... Been talking for hours and hours everyday for past... Er... 22 years.. my job talk a lot one.. enough la.. really don't want meet ppl and talk already. Right now if possible i rather deal with corpse than live ppl i tell you.. live ppl too many "form" and problem. Dead stuff better.. πŸ˜‚ work hazard i guess..

Friends ah.. let me be honest la.. now i hear "friend" in town ah... I will play dead and hide lo. "Friend" appearing only means two things.. they want/need something or they selling you something. If got contact all these while different story. I only talk to less than 5 ppl regularly i think. The rest ah.. no news is good news. Sorry la.. i really don't wanna see ppl. πŸ˜‚ Go fancy place to eat? I do go sometimes la but ah, food is food la.. same place go in (mouth) same stuff come out (behind). Not need spend like that. Once in a blue moon enough la. And i definitely hate going when it's special occasion. I prefer going when nothing going on. Cheaper and less waiting and less crowded. Hehe.. everyday is a special day except the actual special day. My wife understand this coz it has proven over the years i save a lot this way. πŸ˜‚ Normally special day i prefer go mcd or other day good place and when fancy something go when no occasion and especially when not much ppl. A lot of difference in savings.
*

I definitely know what you saying and have indeed searched high and low including playing crypto just before the war and lose 100% of it. πŸ˜‚ also tried future and forex and so on and so forth. In the end still go back to the old trusty asm. Asm is what i put in since kid and never looked at it until just before mco so the value is larger plus heavy hearted to sell thingy. Kwsp issue is liquidity plus too much gov intervention. The recent loan thingy and 10k withdrawal strengthens my fear in kwsp unless i am at withdrawal age. So still no for now. I however might start something new next week (planned for a year) which might give me kwsp yield but at least liquid. Hopefully won't lose money :x but i definitely know what you getting at. It's been on my mind for past 10 years or so already. πŸ˜‚
Nice. It's good to know where the leak is and plug it and it makes planning easier a bit. πŸ˜‚ Keep it up boss..

yeah man, even during recession, epf/ asm will still give you a positive return, albeit lesser. but still positive.

slow and steady is always better.
