Not surprising at current market. Many newly completed property head straight into lelong and price drop to below 4 years ago launching price.

I considered this area before but off cos the surrounding.. If drop lagi 20% maybe can..

You sure about that? There's a htc dangling quite near to this project with only some low-rise apartment in between plus the traffic on the main road there is horrendous.

Don't recall seeing an alternate route to escape it the last time I was there a few months back. hmm.gif

I've been there twice dy. Once before it is completed and the 2nd time was after its completion when I happened to be passing by and parked at the road going into this project to buy fruits at the stall across the road.

No idea why the main road is very busy, tho, and this is on a weekend some more. hmm.gif

problem is.. is a lowest floor sitting on the car park.. is not really a court yard "fully" own by your own... u cant utilize it as u like.. and might be end up clear rubbish everyday by your own.. since this is your compound.

beside this condo there is avenue and 1 more condo is renting same price as Riverville.. why the renting rate is low?? it due to agent.. To them, they just want to sell / rent out the unit fast by pressing owners. They are lazy to open doors 10 times to get a deal. They rather push owner to a very low price (if not the lowest) and their strategy is to open for viewing 1-2 times get a deal. And they earn lesser but they play volume game.

Once got a owner willing to rent at the low price, another agent will try push other owner to same as the lower price or even slightly lower. So, this is why price for rent and sale is so low. Agents always compare your price with the lowest but not those who rented / sold at normal price.

If all owner from that area stand from renting rate 2000 and RV 2500.. it should not be a problem but hence again.. agent will compare your unit with surrounding renting rate.. why compare a 200k / 500k unit rental rate with 600-800k unit?

Why HK/China/Singapore rental rate is high.. it due to all owner don't lower the price and spoil the market.. hopefully petalz/citizen and etc wont spoil the market..

i tot once RV built.. i can increase my rental.. mana tahu only only 1400.. takut later my tenant switch to there.. compare with my price 900..

wow, this project really so lausy asking price rental 1.4k to 1.6k only? if got drug ppl there is dangerous la.. you wont want ur family to get involved there.. drug = potential HIC.. later they throw needle on floor u accidentally step sure habis la.
