Agree but main problem is.. you will see pariah driving motorcycle like his father road.. the only thing irritate and offend me.. other than that.. everything is fine for location just that the surrounding is likely more like a place people stay instead of lots of commercial building which will cause the inflation of food or etc..

depend on the area you grow up...i grow up in sri sentosa.. so i get used to the environment and the suspicious of a person behaviors which obviously you can see.. So far so good.. for me.. no rob case on me for the 15 year..

- Food/wet or dry market is not a issue since easy access to other place.. 10min drive to OUG/old town pj,15 Min to sunway
- freehold
- low maintenance fees
- 2 car park

Cons

- Will be damn jam on morning and after work.. unless travel from sunway..
- Next to high electric cable
- after work hours the road will be pack due to 2 side way become one side way.
- Surround with low cost flat
- as they said crime area but now days is better thn before.. but robbery and drug dealer still around
- alot of pariah motorcyclist aka gangster

Citizen psf is higher and maintenance fees is 0.37.. come with one car park.. but upfront you need to pay 35k.. then base on progression only they partially giving back to owner.. and the jam at the entrance.. but if people cn afford for higher psf n maintenance fees then different story la.. poorfag like me only able get riverville..

Surrounded by low cost apartment (Do not know will affect the value of the prop) ( Price wont be affect just that surrouding low cost apartment value will increase and riverville hardly increase due to his price is highest among all.. and will you buy subsales condo for 700k above? and you should drive survey at night to see how pack is the main road as there is limited parking.. those low cost apartment people is parking at side road.. so even riverville open a path.. they will park along the path)

Just surrounding is not good.. but there is escape road since is inside sentosa.. next 3 year.. i think the road is pack at citizen.. cant imagine the jam.. since now already so jam from puchong to NPE.. and NPE to KL.. regret didnt get 1120..
