news reported that it's about RM850k.. i think the 110 units of 24-footer link homes and the landed strata should be hot selling!

extracted from The Star, 3rd January:-

The gross development value of Phase 3 is estimated to top RM400 million. Overall, the 1,879-acre mixed residential and commercial project has an estimated GDV of RM11 billion and is targeted for full completion over the next 15 years.

With an indicative selling price of RM850,000 and above, Phase 3 comprises 464 units of linked semi-detached residences in two designs (lot size: 32ft x 70ft), spread over 51 acres of land. IJM Land expects to announce Phase 4 (110 units of 24-footer link homes) and Phase 5 (about 230 units of landed strata linked homes, service apartments and shop lots) in the next two years.

it'll be fairly standard documents, just need executions etc. I've received my photocopies of land title with my name registered on it and the charge to my financier is also endorsed on the title.

IJM even got a blanket consent from the state government to transfer all names on the land titles from developer / landowner to the first purchasers.

mine is phase 1, not sure about yours.

i only remembered signing a consent letter for the setting up of a guardhouse and to have "guarded" features. nothing mentioned about perimeter fencing.

you can do it, but it'll be a long process. you need to get consent from the state. you need to get a good lawyer, and to speed things up, you can always.. urm.. do something..

i myself (non-bumi) bought before a bumi quota unit after completion, took me 1 year to get it done.

i bought it at market price, halfway through (the usual 3+1 month SPA period over), the vendor asked if want to continue, lawyer advised can be done, and the vendors were quite helpful as well so in the end i get VP after 1 yr from SPA signing date, the price already appreciated about 20%.

i also remembered something the lawyer said, about properties where individual titles (whether strata or land title) not issued yet, it's easier to get it done compared to properties where strata title or individual land titles have been issued (falls back to the state consent i guess).

when it's still under master title, we were dealing mostly with the developer.

that's what i call hot, cuz after the ballot finished, there were really a lot of "hot" arguments with IJM staff on the stage.. lol

and ppl on the floor started cursing and showing their frustrations already, cuz IJM didn't tell it's only 110 units non bumi available for balloting.
