got the letter.. confirm my row is only the next 10% billing. i think different rows have different stage of construction, as shown by the pictures posted earlier. as far as i remember, IJM tendered the job to 3 different contractors, so 3 contractors are doing their best to outdo each other now, with different rate of progress.. so i believe those who got billed 25% got an efficient contractor.. lol

no way can get more than 1 unit given the fact that 3k plus ballots and only 110 units for non-bumi..

managed to get balloted also considered super lucky..

you need a four wheel drive to go into the site.. just continue from the 2nd kota kemuning roundabout (the exit is partially closed) and go all the way straight pass all the factories until you see laterite access roads with on-going roadworks. that's the main road to go into rimbayu. or if you're more adventurous, you may go through the kampung settlement area either from kota kemuning or bdr saujana putra.. all laterite roads have been levelled and quite firm..

excellent update pictures! hope IJM will tar the 4 lane main access road from the 3rd KK roundabout and open all 4 lanes to traffic. don't be like TTDI Alam Impian, where they only open and tar the 2 lanes only (single lane traffic and quite confusing there) and road conditions quite bad. massive accidents happened there and in front of TTDI Alam Impian.

ps: not referring to the main i&p alam impian township, but the one developed by NAZA ttdi.

all my 3 other friends who failed to get a unit in Phase 1 did not get the sms to go for the private balloting. so what jeghui mentioned is correct. even among failed balloters from Phase 1, there was an internal ballot by IJM to determine who are the phase 2 private balloters are

among all the up and coming large townships development; mah sing in bangi and rawang, sp setia in semenyih, gamuda in kuang and IJM in rimbayu,

the best location is Rimbayu (albeit leasehold) and landed, and the price range (phase 1) seems to look ok (cheapest at RM577k) for a landed double-storey house.

can't say that for Phase 2 onwards.

heard from my friend who went today that there was actually a queue.. and just like pasar..

i actually dropped by the sales office yesterday (monday) to look see.. not many buyers around.. it's true what other forummers said that if you want to buy, you have to always call the sales office and do your own homework (ie keep on visiting the gallery and be kawan with the sales staffs) rather than relying solely on forums or internet..

comparison between townships differs much and depends on many other factors other than the tenure alone.

factors including location, accessibility, township planning, design, quality of workmanship, infrastructure and public amenities provisions, etc.

from what i can see is that Alam Impian has the following pros: location, accessibility and freehold

BR pros: green masterplaned township (i think better than AI), accessibility (maybe slightly better or worse, not too sure since BR don't need to pay toll and can enter via many points), price (1st phase only), they have large common parks, the arc, clubhouse etc, and knowing IJM, most likely they'll have proper roads and infra put in.

yes you can wait for bumi release, it'll be another 3 - 4 months later, with at least 3 - 5% price increase, like what happened to Phase 1 Chimes.

and unless you call the developer or be friends with the sales staff, you won't even know there's bumi release until it's too late.

usually they release by batches and these units are being snapped up fast (not only IJM projects, but other prominent developers)

yes that's a good choice as well, but with 22x70, the lot size is considered small nowadays. There are some larger land area units in Kemuning Utama breaching RM900k. At RM750k, there will still be room for appreciation.

however, people are looking at 22x75 onwards, or 22x80, 24x80

newer launches even have 26x90.

not sure about other local authorities, but for DBKL, they have policies and guidelines in place for these sort of gated applications. i've seen before the approval letters from DBKL for the application of guardhouse, boomgate and gantry construction for the place i'm staying in. if i'm not mistaken, you need a minimum of 50% consent from the homeowners staying there. then the plans etc must be approved by DBKL.

so yes this no longer a grey area, and can be done officially.

RHB can give up to BLR - 2.5 (but must take MRTA), without MRTA it'll be BLR - 2.45

Thanks guys! yeah it's a property website and blog run by me, started early this year, but only really active writing articles lately. Intends to expand and cover more stories/launches as well as existing developments. More to come!

Not to go off topic, it's true that there will be takers for the courtyard design and the staircase at the rear. after discussion with some of my friends, not all prefer to have those design. some still prefer the traditional staircase at the front..
