Tari sales saw quite significant changes on sale status, many previously booked units were available again. Feedback from SA can be summarized into few major points:

1. End of year housing loan more difficult to get, LTV cannot reach 90%. A norm observed almost every year end, maybe due to banks quota met, do not want to release any more money. This causing potential buyers puledl out.
2. Flippers were scared away on the new measures (RPGT).
3. Remaining buyers were seem more genuine home seeker.

Both Tari 1 and 2 have quite some number of units remaining.

Pentas pricing is not firm as of now.

Shell petrol station Alam Impian officially in operation today. Got my first full tank there today.

Look forward to have more commercial kicks in.

Almost too, but hold back due to don't like the location of the units with 850k.

Now no more 850k deal. All going back to near 900k for Pentas 1. Calculating the MOT, I rather wait for new unit from I&P.

New unit 50% MoT free only. Another 50% have to pay yourself.

Buy now is good, 2 main reasons:
1. House price still the same as launching, free 50% MoT
2. House almost complete, save quite some amount of progressive interest. I foresee no problem to VP early next year per 24months SnP date.

Frankly i can hardly find any other place with 22X80 freehold, build quality, spacious and good township at this pricing. Maybe I missed out?

Clear and concise

Left the 2 rows nearest to mosque without roof yet. Other rows all with roof. About all units in the finishing mode now. Foresee no issue to complete by Jun 2014 as indicated at the project board.

Here's some pictorial update. As of today, only 1 row left for roofing.

Just came back from Sales Gallery, had a chat with a different SA today. According to her, they received management information already, and the upcoming activities summarised as below:

1. Feb '14 - Launch of sales for the low cost apartment - Not open to public. Buyers list to be given by SUK (Setiausaha Kerajaan Negeri)
2. Mar - Sep '14 - Will be 7 launches in total, including Pentas 4 . However, no Semi-D and shop lot launching this year.
3. The Semi-D in front of the mosque (Lukisan) is not open for public. It is scheduled to be replacement unit for existing Tinta owner due to Tinta experiencing land sinking. Can you believe it, 1-to-1 exchange by I&P!

Not sure the validity of above information, but I believe the accuracy should be more than 70%.
