After sneaking in 3 times, I'm pretty much sure for items below:

1. Nukilan 3 comes with alarm system. What additional I notice is it comes together with smoke detector. Motion detector and windows/doors sensor all included.
2. There will be NO shower screen for all the bathroom, clarified this with developer. But hope there will be last minute surprise.
3. The build quality is very good. Judge based on my inspection on both finished and under construction units.
4. 1 major drawback, I believe to be design fault is the door cannot be fully open for guest bath room. I attached the picture some posts back. But when I talk to I&P regarding this, they say they already buy off and verified, it should be able to fully open. We shall wait and see what's the outcome. If cannot fully open, can put it in defect list.
5. CCC takes around 6 months time for all relevant department to approve the fitness of the building for occupation. So, project work should end by June 2014, but VP most likely until 2015. Latest must be 22/2/2015 before LAD imposed.

Hope above information helps.

I visited Pentas 1 last week and I could see the finishing is pretty good. Hopefully Nukilan 3 will get the same finishing. I could see that in the master bathroom there is glass partition. It is included in the as part of the specification or as usual the "surprise" feature added by the developer? Nukilan 3 will be getting the alarm and panic/emergency button I suppose. Anything else? Anyone managed the sneak in?

Apart from that I heard that Pentas 3 will be VP after CNY. How many months early do they VP from the first S&P signed? Anyone know? Nukilan 3 will be completed on June 2014. Can we assume that we will can VP on August? Which translate into 6 months early from first S&P signed February 2013.

Thank you all taikos for the input!

Wow bro Kenneth, a 'sneak-er' too? tongue.gif

Really!? Then this is really a good news! I have no luck to see any of the houses I sneaked in with shower screen. When I spoke to SA, they mentioned will be no shower screen.

I really hope my information was wrong. biggrin.gif

Fencing only not enough I think.  Best if they build a wall plus plant trees.  Then am sure it would be sold off during VP when people can see the house, and somemore same price as launch price.
*
Agree.

Just visited Sales Gallery, the row facing the factory ground only 2 units sold. Sales for this row is not encouraging. Since they gonna build fence, why not build wall and plant trees, so they can sell off their remaining units?

Maybe something is on its way?

Btw, saw quite a number of Tari 1 & 2 units booking were removed. Sign if slowing down due to so many restrictions imposed recently on property sector together with the increase in prices on so many items?

New Tari owner here .. smile.gif

Was considering Tenun VS Tari. But Tenun left the units facing the factory. So opted for Tari instead..

Welcome to AI!

Tari is a good choice, looking at its land size and location. Sure appreciate one.

Ok, just back from sneak in operation to Nukilan 3 to confirm on the shower screen. And the answer is YES, master bedroom bathroom come with shower screen, 7 feet, opaque type, enclosing square shower area.

The workmanship on the few random check houses were very good.

Will post a few images later.

Thanks for the photos. At least I saw my unit! But still without roof mad.gif  mad.gif  mad.gif

No worries, without roof means no progressive claim just yet. With this, you can save more interest ma. Regardless of what, they need to deliver house to you within 24 calendar months before LAD. The faster they build your unit but VP date the same to other units, you end up need to pay more interest, think again, it's a gain right? Maybe you bought cash la. tongue.gif

At least your house got roof structure already. Mine nothing yet. biggrin.gif

May be that area is to plant some grass and flowers

But from the floor plan drawing, model house, brochure, all show should be 1 more tile at that area.

With additional 1x2 tile, entering and exiting from the house is much more convenient instead of stepping on the turf.

Wow, then your house is consider completed. rclxms.gif
But due to VP date is around early 2015, no choice to serve the interest. Maybe you can consider to start full installment as the claim already > 60%, this is more worth for the money I believe rather than serving the progressive interest only?

Generally your house is completed. Waiting for VP only.

Sometimes, I do not know this is good or not good.
Good = house completed
Not good = cannot VP as other houses not completed, paying high progressive interest

From my observation, 1 row with roof structure ready but no roof yet, 3 rows without roof structure yet.

2 rows nearest to the mosque, center island row facing south, and the last row backing the nearer to mosque parcel.

Here's some update on the fencing I received from my visit to sales gallery just now.

Fencing will most likely commence after the project completed by main con, for the portion agreed by developer.

The question now is: we need to request developer to fence up whole area since they already work on the 60% already. SA mentioned that MIGHT be possible. So, shall we gather agreement from all purchasers to request InP to fence up the complete area?

Great...6 months ahead schedule.

1 point to emphasize, project completions means complete construction. But VP still will follow 24 months, as developer need around 6 months to get CCC before can VP.

I am asking if we shall gather agreement from all purchasers to push InP to fence up the whole area instead of only 60%.
