U cant compare this with GT. This is much higher class wih much much more facilities. The land size is about 10 ache. And only 596 units build. If the maintenance too low, u cant manage and maintenance the quality. smile.gif

Anyways, she said Maintenance fees is 33cents.
Every project maintenance fees stated without including sinking funds.
Please make sure the 33cents is (maintenance fees + Sinking funds) both are different.

hey bro, so you interested this? Just browse tru their website. looks quite promising. How do you compared to the "neighbour" condo? hehehe Green Residence layout looks good especially the Type A 1400sf with all bedroom has their own bathroom.

Maybe they need to maintain the lush green area, the big 2700sf gymasium gua, thats why need 33cents to maintain
But seriously it's kinda expensive as compared to nearby YouCity, DreamCity, WOTP, CT, VINA also around 26-27cents (exclude Sinking funds), and yes they have big land size from 8-10 Acres and have more facilities.

DreamCity - 3 swimming Pools, 3 Tennis Court and 3 Gardens etc
WOTP- 1 lap Pool, 1 big Park, Gardens, Basketball court etc
CT - 3 Swimming pools, 3 Wading pools, 1 Tennis Court 1 Basketbal court etc.
the list goes on and on.

Well Binastra may need to re-adjust the maintenance fees, otherwise sure scared away buyers, as Maintenance wil increase after JMB formed stil.

Yeap reasonable price.
To me, Green terrain looks medium end, facade and main entrance looks too plain.
Guess this Green residence will be more high end luxury than this G.T.
But target on those who want it cheap for ownstay la.

what does it mean actualy? just another term for balcony? same?
smaller unit balcony looks kinda small and narrow.. and equiped with A/C

I found that from Google image too. But there r space for balcony especially larger unit. Hmm perhaps it's just balcony like others. Just the term used differently guess.

Today, SA called me and said the maintainance fee is re-adjusted to 0.28/psf+10% sinking fund=about 0.31/psf. I think too many ppl complain of it and that's why they re-adjusted it many times. oops.gif

I am the one who totally give up buying this project when knowing this high maintainance fee charge. Actually, even 0.31/psf, i still feel expensive because as I know, there is about 3 acers forest area where ppl can not walk in and use. It is protected area over there. I think it means the management do not need to spend too much money to maintain that forest area in the future. If deduct this part, i can't figure out why still need so much maintainance fee.

About false balcony, after checking with SA, ppl can stand outside for sure. But it is a little bit narrow. There should be 2~3 tiles based on 1X1.

Regarding to its price, it seems changed today again. Now the big size one is about 500psf and the smaller one is about 540 psf. the big size one seem worth but can not image how to afford that high maintainance fee. I think I just can say goodbye for this project. bye.gifbye.gifbye.gif

What's the current package? any rebates & DIRS given now for this project?
500psf is before rebates? then would be reasonable priced. after rebates hopefully ard 460-480psf?
otherwise goodluck for selling in 2014, while other hot properties are facing slowwww sales recently. expected! nod.gif

i do not remember the exactly detail. As I remember no DIBS already. the package was posted on previous post by other ppl. The smaller one is 10%+5% rebate. I think the difference is the big size one got extra rebate. If want to know the latest package, must ask SA to update again because every day different la. I do not think this price can easy- sell in 2014. Good luck!

Yeah. Ct better than this. This Gr Big land but so so concept design. What a waste... N charge more...siao. Density also ngm ngm around 60 per acre. If below 40 per acre.. Chun chun...Then understood lar.

lol first i never mention bout CT here yea.
Hmm yea cheaper maintenance,but not much different actually dpends on ur unit size.
The price of CT increased ady, but not sure to how many %. Contact the SA and compare la, and other new launching too.
