The boulevard 28 price looks quite reasonable. 300k for a 450sf soho. Shah alam already fetching similar price for studio soho.

reasonable because that's the market price now for studio. shamelin soho lowest price was 380k for 720sf, 2 bedrooms

I think Boulevard 28 cheaper than Shamelin because Shamelin (778 sq ft) and Boulevard 28 (950sq ft) is in the same price (RM520k). And according to TNB, commercial rate was double than (100% higher) residential's. This has worried me from buying Shamelin Star

I wonder why developers are building many commercial rated residences these days. Is it because it's easier to get the building permit?

no. bcz the residential premises are build on commercial land. tat y the electricity follow commercial tariff.

Is it hard to get a conversion?

From the trend these days of selling more and more SOHO, I'm guessing this is the case.

The local authorities should be more proactive in converting commercial to residential land since we are experiencing a shortage of houses.

not so easy, all the lands has been designated for its own function, such as agriculture, commercial, industrial... not so easy to convert it especially in urban area, if the developer bought a commercial land and easily convert it to residential land, imagine every developer will do the same.

tat why all the developer nowadays build services apartment, SOHO, mix development or whatever. all the residential units still can sold out easily when launch. if I was developer, I hav a commercial land, I would oso build SOHO rather than spend time/money convert the land to residential land.
