If I had referred this condo to my dad early last year when it was still under construction, he'll still be skeptical not because of the unconfirmed potential it brings but because he knew of a number of people who were unlucky enough to buy units from up-and-coming KL-based developers a few years ago only to be abandoned regardless of which stage it is in. He kept reminding me of developers such as the RK Group which abandoned Axis Residences followed by a MK condo which was just 30% completed before the developer up and ran off with all of the investor's money. The list goes on...

I believe nowadays cases like this won't happen again due to the tightening of the housing regulations, but we'll never know what will happen in the future.

But I digress here. Anyway, I went with my family together with my fiance to this condo to view the actual 1,272 sqft unit (Cheras view) and the 1,054 sqft type (KLCC view). You can say I prefer the former coz the size is larger and the view is pretty much unobstructed on the right hand side due to it being a corner lot (it was at the Capella tower, btw). My dad kinda liked it too, but still need to do some comparison with Tria @ 9 Seputeh coz it is offering more freebies but with a smaller size at 1,001 sqft. It's just that the low-voltage htc is nearby that project, tho.

Passed by Shamelin Star yesterday and noted that the 24 hours Mamak Restaurant (Corner Lot) near the entrant to Capella has opened for business. Roaring business and saw many people eating there.

Looking forward to see more and more F & B units opened up with more variety of foods and drinks.

Was informed that almost all the retail lots have been taken up.

Hi, passed by few days ago, saw some units with "Flag (cloths)" hanging on the window / front of unit !?
Are these allowed under Strata Rules for new Condo!?

Hmm... I always thought their workmanship is pretty decent for most of their projects. Nu Sentral looks alright both inside and outside, and their Suasana Central does look alright from the outside. hmm.gif

But I did come across a complaint for The Sentral where the laminate timber floor of somebody's unit warped... hmm.gif

Looking at the various newly launched massive High Density projects in Cheras with blocks of 50 storey buildings and Two or Three Thousands units per project we are indeed very fortunate that Shamelin Star (SS) is relatively Low Density plus facing the biggest park in Southern KL.

Additionally SS is strategically located with good accessibility.

Imagine how the traffic flow in Cheras will be when all these high density projects are completed in 4 to 5 years times.

Some say that the MRT link did help alleviate the traffic woes plaguing Jalan Loke Yew and Jalan Cheras and hopefully it stays that way for a while.

But yeah, not sure how both these roads will turn out once M Vertica, Parc 3, J. Dupion and 28 Blvd are completed. Hopefully the nearby public transport will reduce the flow of cars from these condos. Just expect both the MRT and LRT trains to be even more packed in the near future. tongue.gif

The traffics are going to be horrible once 28B is done.
Every morning the existing roads from Safari all the way to 1S are already bad enough, I don't know how the developer is gonna expand the roads of Pandan Perdana while the roads now are quite packed. Imagine another hundreds of family move into 28B near future

I remember that when both me and my fiancé first paid a visit to the showroom last year, the SA told me that the commercial shoplots will be managed directly by the developer. Not sure how the vetting process goes, but they seem to be doing a good job in picking the right businesses so far.

Yeah, kind of reminds me a bit of OKR, tho, where there's a jam right up till Jln Syed Putra, but I remember that the Sg Besi highway is pretty clear most of the time, but have to pay the RM 2.00 toll for a smooth ride into the city.

As for me, nope. Didn't buy a unit there yet. Still surveying around for the time being. Traffic is still one of my main concern for this project, but since we don't have to jam that long towards the city, we shortlisted SS or Parc 3. In addition, if the jam is pretty bad, we can always use the LRT. wink.gif

Judging by the edgeproperty.com article and the construction of the show unit, it does seem like EUPE is going through with this project compared to its earlier incarnation, The Weave. Can't show you the link as the article was taken from their monthly paper, not their website.

But if you choose the park facing view, you'll see the podium, Tmn Pudu Ulu and Shamelin Star's side view. Not really sure if you can see the rest of the view there as there are quite a lot of highrises in that direction the last time I checked.

But let's get back on topic here. biggrin.gif
