I did drop by the sales gallery early last year but by then, it was about 80% to 90% sold dy and only a handful of the 897 sqft and 914 sqft units are left (I believe that they are gone by now). Didn't really consider it because at that time, this was the 2nd place me and my fiance visited after The Vynes @ Sg. Besi. Furthermore, we wanted to explore the other new launch condos back within the KL area then to find the right place for our own stay.

Now I'm reconsidering this place again because of how close it is to KL City and looking into both the 1,054 sqft and 1,272 sqft developer units. Few concerns is that the west facing units have the best views as it is facing KL City and KLCC itself, however, you will get the evening sun. Secondly, it's surrounded by old shophouses nearby (not that I mind, personally. Hopefully it will get better in the long run).

The best part is that I liked its proximity to the KL City itself and both Sunway Velocity, IKEA Cheras and Mytown are nearby, so no worries about grocery shopping. I also noticed that Cheras have a number of places to eat so that is a huge plus for me in case the both of us are too tired to cook. tongue.gif

Plus, I like the facilities provided in this development. Looks really good based on the pictures I saw posted here. Pity both of us didn't manage to attend last November's preview, tho. sweat.gif

Just a few questions:
1) The SA I dealt with told me that the majority of the people who bought the units here are for their own stay. I wonder if this is true? hmm.gif
2) Are there a lot of students staying here? Because I remember that there are quite a few universities and colleges nearby. Don't really fancy staying next to a unit which houses students.

Based on my experience with dealing with SAs over the past year, a number of them did pop that question, so I answered accordingly and that's the reply I got.

Whether that's true or not, or whether those buyers she dealt with are telling the truth, only God knows. tongue.gif

Just wondering if anchor tenants such as Jaya Grocer, BIG, Cold Storage or Village Grocer might move in. Based on the last time I paid a visit to the sales gallery there, the SA informed me that Parkson is one of them, but not sure if it is confirmed or not.

Found it hard to believe as Parkson thrives best in shopping malls than on its own. Must be the developer's initial plan which was dropped later, I guess.

Just have to wait and see what other franchise, F&B or other types of businesses open there. biggrin.gif

Or AEON MaxValu Prime just like the one at Sunway Velocity Mall.

But if the developer didn't manage to secure another anchor tenant, there's always the aforementioned AEON MaxValu Prime (Sunway Velocity), AEON Maluri and Village Grocer (MyTown) to name a few nearby for grocery shopping. thumbup.gif

If I had referred this condo to my dad early last year when it was still under construction, he'll still be skeptical not because of the unconfirmed potential it brings but because he knew of a number of people who were unlucky enough to buy units from up-and-coming KL-based developers a few years ago only to be abandoned regardless of which stage it is in. He kept reminding me of developers such as the RK Group which abandoned Axis Residences followed by a MK condo which was just 30% completed before the developer up and ran off with all of the investor's money. The list goes on...

I believe nowadays cases like this won't happen again due to the tightening of the housing regulations, but we'll never know what will happen in the future.

But I digress here. Anyway, I went with my family together with my fiance to this condo to view the actual 1,272 sqft unit (Cheras view) and the 1,054 sqft type (KLCC view). You can say I prefer the former coz the size is larger and the view is pretty much unobstructed on the right hand side due to it being a corner lot (it was at the Capella tower, btw). My dad kinda liked it too, but still need to do some comparison with Tria @ 9 Seputeh coz it is offering more freebies but with a smaller size at 1,001 sqft. It's just that the low-voltage htc is nearby that project, tho.

Hmm... I always thought their workmanship is pretty decent for most of their projects. Nu Sentral looks alright both inside and outside, and their Suasana Central does look alright from the outside. hmm.gif

But I did come across a complaint for The Sentral where the laminate timber floor of somebody's unit warped... hmm.gif

Some say that the MRT link did help alleviate the traffic woes plaguing Jalan Loke Yew and Jalan Cheras and hopefully it stays that way for a while.

But yeah, not sure how both these roads will turn out once M Vertica, Parc 3, J. Dupion and 28 Blvd are completed. Hopefully the nearby public transport will reduce the flow of cars from these condos. Just expect both the MRT and LRT trains to be even more packed in the near future. tongue.gif

I remember that when both me and my fiancé first paid a visit to the showroom last year, the SA told me that the commercial shoplots will be managed directly by the developer. Not sure how the vetting process goes, but they seem to be doing a good job in picking the right businesses so far.

I do regularly check waze around there and noticed that road going towards Mytown/IKEA is always congested and avoided if you choose to commute to the city on the weekdays. Jalan Perkasa, Jalan Cheras and the Sungai Besi highway seem to be the preferred routes to get into the city, and that's the reason why I find SS pretty strategic.

Yeah, kind of reminds me a bit of OKR, tho, where there's a jam right up till Jln Syed Putra, but I remember that the Sg Besi highway is pretty clear most of the time, but have to pay the RM 2.00 toll for a smooth ride into the city.

As for me, nope. Didn't buy a unit there yet. Still surveying around for the time being. Traffic is still one of my main concern for this project, but since we don't have to jam that long towards the city, we shortlisted SS or Parc 3. In addition, if the jam is pretty bad, we can always use the LRT. wink.gif

Judging by the edgeproperty.com article and the construction of the show unit, it does seem like EUPE is going through with this project compared to its earlier incarnation, The Weave. Can't show you the link as the article was taken from their monthly paper, not their website.

But if you choose the park facing view, you'll see the podium, Tmn Pudu Ulu and Shamelin Star's side view. Not really sure if you can see the rest of the view there as there are quite a lot of highrises in that direction the last time I checked.

But let's get back on topic here. biggrin.gif

The room size offered for Sky Residence is quite small. We're looking for a bigger unit, and after comparing between the two, we prefer SS. wink.gif

And I have a hunch that given the lower entry price of Sky Residence, most of the buyers will be investors who want to rent their units out to whoever is working at the city and nearby plus the students studying at the nearby colleges/universities. There won't be that many own stay buyers there.

If you leaf thru the previous posts in this thread, the developer was selling it at RM 4xxk ish at that time. Maybe you can wait until there is a fire sale like what one member have been mentioning will happen soon for this condo. hmm.gif

One member mentioned that there are many units not doing too well if you search thru posts mentioning about Shamelin Star in and outside this thread.

But so far I have yet to see an auction listing for this condo, so one can assume that they are doing quite well in the rental or those investors are wealthy enough to hold on to it. hmm.gif

Not really too concerned about it. All I'm focused on is looking for a good deal for the 1,xxx sqft units here. thumbup.gif
