For the mbtl..garden villa have been scrapped..only link villa and lake villa..trillium is good as well..but the sa a bit lansi..

Yeah...you can also consider to sell beers and burgers to those sitting at backyard. By the way, i guess the lake will be very dark at night time, not much nice scene that you can enjoy. Another suggestion, rent your boat to those hot maids!

Went to ke-poh my Diva semi-D show unit last week.
Overall it's a nice house however there is no unique attractions / selling points compare to other landed project in cyber (GREEN, waterfront, views etc) biggrin.gif
2 storey semi-D 40x90 selling at Rm 1.6mil+, 2.5 storey is Rm1.98mil+ (large BU and free to extend as it's individual title)
Maintenance fee is really low - Rm120 per mth only > no landscape / club house facilities etc.
If the price is ealry Rm1.0mil+ then worth to buy la. kekeke

SH has very high maintenance fee, $0.15/sqft based on land size....

Mbtl maintenance rm0.30/sqft land area..free maintenance for 18mths..been told by sa..total unit of 38 lake villa + 27 link villa..

The club house for mainland linkvilla is within phase 1 n 2 le near guardhouse there. Phase 1 backing highway same row with youmei.

For boating, as at now only for island units. Tats why they pay more for lake maintanence. However for the bund sps still thinking whether it can or ll open to all seg residents. Lets wait n see.

G&g regardless, most ppl used to be unhappy about paying guarding fees... Now Rm500 x 12 months = 6000 which can buy y0u a g00d security system....cctv, alarm, sensor, etc. But you have to pay RM6000+ every year till you sold the property. Isnt that too much?

One robbery ll cost you 60k which equivalent to 10yrs maintainece fee. The chance is very high in malaysia. Not to say phobia or the risk of your family being harm. That ll be in ur m8nd forever. Nowadays at least 5 out of 10 houses from non gng kene robbed. Ok tats based on my surrounding friends n relatives. May not be the same like others. Why takes this risk u can afford it. Before u buy, u know there is maintenance fee. If u find it does not make sense, just walk away. People who complain, can always find non G & G with lower entry.

I would like to have mine G & G. This is the trend especially @ Klang Valley.

In fact, even many non G & G places, they start to form residence community. At Sri Damansara, we form ours & pay monthly maintenance fee too.

GR, if u can accept petrol depot, is not a bad place at all. Especially with the reasonable price for gng fh landed prop. Also it is nearer to puchong (for those have daily routine there). Of coz to buy n stay there now, one mus b optimistic on ciberjaya as nothing much there at the moment.

For own stay now, can buy Garden Residences, almost lowest entry.

For own stay 3 to 4 years later, buy Eco Glades, Mirage by the Lake, Symphony Hills...

now i look back the photos i took at SH, the exterior design is so so. bought it coz of the resort feel... tongue.gif

The exterior is so so but the interior arrangement is superb..spacious area for kitchen/dining and well separated area for living hall and open area for evening tea..hehe..got unit eh..my ball not big enuff to allocate 25-30% of income in single prop.. 😰

That meant by 2013 cyber will have Symphony Hill (phase 1) completed, Shaftbury Square high rise, D'pulze plus the existing GR, SG etc. Putrajaya wise will be the completion of promenade @ 8 waterfront mall. mirage by the lake is 2013? or 2014??? landed same with high rise cause strata title???

Not try to be pandai here hehehe.... I still think a more accurate way to estimate the prop value is:-
Structural cost (RM/PSF) x PSF + Land area x Land area cost (RM/PSF).

Vote is one thing. Only upon 2020 we will know which project wins. By judging the market price vs SPA price percentage appreciation.

Of course, Garden Residences sure have advantage being the pioneer, BUT the price may capped due to this reason too.
