Mainly due to the size itself, not many willing to stay at such house in duplex mode, many would like landed.
And also its price RM 700k, not many are willing to buy a duplex, rather they will buy Rawang, Kundang, Sungai Buloh landed. The remaining units only the bigger size like 3k and 4 k unit if i am not mistaken. If the smallest 2422 units, if it remains unsold, should have still 2 units left.

Positive feedback to buy this:
1) The maintenance quality is top notch, a project vped 4 years ago, currently handle by jmb, still look super decent quality. Didnโ€™t compromise at all.
2) Quiet living and mostly bought for own stays are with family, some investors bought it for retirement home.
3) Quite close to Puchong town, less than 20 minutes driving. By having this price, at this environment, super worth it.
4) for me i think itโ€™s purely good for own stay, without looking for appreciation for the next few years until developer clear their remaining big size unit. For those who want to invest and hold, if you have holding power, can give it a try.
5) Yes, they still provide defect warranty for weeks, need to negotiate on this.


Those who are interested buying, perhaps we can try to get referral fee from developer ๐Ÿ˜‚ Not sure if it works, at least can save some cost, worth a try.

Attracted more than 6 bidders today.
Unit sold at 890k.

Last month can win unchallenged at 800k but nobody interested. Bank drop price straight 20% to 640k. Attracting all sharks to come out.
End up paying much higher price to win. As usual.

Looks like this 280 is picking up its value and popularity.. haha. ๐Ÿคฉ Just hope that developer can clear the stock faster and more own stay residents can stay in.

I heard there is a big piece of land from Mitrajaya in Puchong Prima for future development use. What i heard was that it is a commercial land. someone told me it will be a mall.. but not so soon... Anyone has any info?

Din't know that this villa home can be so popular also. Who says everybody only want landed.

Dear owners/tenants,

Good day!

I'm currently looking for a condo for ownstay, but somehow when I came across this low rise duplex, it kind of caught my attention, me and my wife love the concept, and the serenity of it as mentioned by many owners.

The current condo I am living in is giving me a nightmare, high density, super bad soundproof, every night I can hear dinos walking on the upper level, slamming doors and dropping stuffs. This repeats almost every night, really can't sleep well! May I know how is the soundproofing of 280park homes? Please share your living experience at 280 park homes here, in term of build quality, sound proof, nearby amenities, traffic and etc.

Just bought a unit here, anyone can suggest how to proceed with their defect claim, developer do not want to barred the defect like tile empty and wall and flooring scratching.

Are you buying subsale or developer if developer do they agreed on defect liability period since this have been completed for years?

Aside from input from existing occupants why donโ€™t you do a site visit as well?
