I have viewed the remaining units. Is it worth a buy?

Per Sqf RM 300 only.
Mainly due to the price itself, not many willing to buy a duplex at this price , they thought landed is better choice. While for me i prefer a safe gated and guarded and i wanted a very quiet place. Which this is very suitable.

They still have a few unsold unit.. You may go to their sale gallery have a look.

Went there, and we have a very good feeling toward this project.. like the quietness and also luxury looking environment.. it looks like a retirement home instead.. haha.
I am now 27 years old, like this place very much, visited the power station and survey the HTC area.. Called TNB and asked about the health risk and also using a device to detec the emf.. So far it doesnt portrait any potential health risk to residents in 280 ph.. As per explained by TNB, they have did extensive research before building up the powerstation, according to them, they approved this project with all the concerns taken into account.

Still very impress with the management and maintenance quality, after 4 years of completion, it’s still very impressive.

Heard from SA, still got a few units left, very good steal price.

Took your advice, went there at night to havea look at the compound. Super quiet there and also brought a device to check on the emf surrounding as well, it looks normal and not harmful for long stay.

Mainly due to the size itself, not many willing to stay at such house in duplex mode, many would like landed.
And also its price RM 700k, not many are willing to buy a duplex, rather they will buy Rawang, Kundang, Sungai Buloh landed. The remaining units only the bigger size like 3k and 4 k unit if i am not mistaken. If the smallest 2422 units, if it remains unsold, should have still 2 units left.

Positive feedback to buy this:
1) The maintenance quality is top notch, a project vped 4 years ago, currently handle by jmb, still look super decent quality. Didn’t compromise at all.
2) Quiet living and mostly bought for own stays are with family, some investors bought it for retirement home.
3) Quite close to Puchong town, less than 20 minutes driving. By having this price, at this environment, super worth it.
4) for me i think it’s purely good for own stay, without looking for appreciation for the next few years until developer clear their remaining big size unit. For those who want to invest and hold, if you have holding power, can give it a try.
5) Yes, they still provide defect warranty for weeks, need to negotiate on this.


Those who are interested buying, perhaps we can try to get referral fee from developer πŸ˜‚ Not sure if it works, at least can save some cost, worth a try.

I heard there is a big piece of land from Mitrajaya in Puchong Prima for future development use. What i heard was that it is a commercial land. someone told me it will be a mall.. but not so soon... Anyone has any info?
