Looks like leasehold property is not a big concern to certain people already, when land become scarce, landed seems BBB all the way

Good buy for own stay for those who really wanted Puchong, since the location is not bad, but certainly, one of the best among all new landed launches in Puchong currently. Affordable pricing of a decent landed with Lake Side and Gated & Guarded.

I think investment wise, needs to hold for short term after completion, because the price tag for such size of 22x75 is not low and not that cheap at RM 775k, higher than previous phases and leaves some wild card is needed for cap appreciation / bigger jump into the fold flip for current Phase 4. Furthermore, it could be Glomac itself a bit aggressive on phase by phase launches, and the only selling point I keen on here is the Gated & Guarded concept with promising master planning, which is something lack in landed nowadays.

The main driver gear of this would be it's Gated & Guarded concept and strict security like Lake Edge to push up the prices.

Most of the friends and colleagues I asked and met, they interested into it too, but when I asked all of them the purpose of buying, the answer all are for investment and not for own stay. The Glomac staffs would be the most benefits from the BBB mode since they got it cheaper in each phases allocated for them.

Haha, for me, leasehold no longer the big concern since the price of landed is really high side. The most crucial for me is the concept of the development, the catalyst, the developer and the prices.

I assume if this is Freehold, the 22x75 price would be estimated RM 775k x 20-25% extra premium = RM 930k - RM 968k

I would still much prefer to buy it for own stay at RM 775k @ Leasehold and opt for somewhere else, if this is Freehold for RM 930k onwards.

If 3 years ago, I would say no to Leasehold and trying to avoid it.

I think sold out dy or only left few bumi lots.

Even as at yesterday noon, I heard left 10 units only.

drive past this project yesterday and saw the big piece of land opposite lakeside residence puchong has fenced up and doing piling (didn't see the construction notice board)

anyone know what is that development ?

Submitted bids for both Sonata n Avery but failed
