I'm born and bred in Subang, but sold off my unit at Saujana Residency for quite a decent price because I was anticipating the congestion and true enough, the road between Subang Parade and Saujana can be a bit of a nightmare.

With additional developments and still having the tiny contra flow road in as the main access point, I would be really concerned with traffic if you intend to stay there.

I guess you are interested in Isola beside the Empire? Why don't drop at their sales office?

I think she referring Subang Jaya City Centre which is not so fast.

The Isola had been sold out since the month it launched. I witness it myself on the 1st launching day where SD management have to call the Isola office and close at 12pm on tat day to freeze further booking. Response too good prompted me to get a unit for own stay but some layout issues and high price made me chose not to buy while save the funds for investments.

It was officially launched next 2 weeks and almost fully sapu. The balance units also fully gone within 2-3 weeks. Unsure whether they are any loan rejected units bcz didnt follow it up since.

Many subang and usj langs want a piece of this jewel crown sjcc. Shld be not enuff to go around.

Haha, ya, really many places I wanted to buy for own stay, but end up not buying due to some issues.

Before 2012, I only aiming Subang Jaya / USJ and not intend to move away from this place where I had been stayed for more than 10 years, kinda like the locality here, people I known and accessibility to Federal, NPE, PLUS, Kesas and Smart Tunnel are damm easy.

Yes, I agree with you on this as previously our office located in Wisma Consplant 2 and it's damn convenient to acess any highways which all are just around the corner and that's the reason why I'm always paying an attention on properties surrounding it.

Exactly, too bad, Sime Darby made the biggest mistakes to fully developed the full parcels of USJ lands and kept the USJ Heights as their last gamble. The location is too bad to become the bestest of the USJ.

I always paying attention to properties here, but much explore to outer like Glenmarie, Puchong, Bdr Kinrara, Bukit Jalil and Sri Petaling / Kuchai Lama.

Putra heights not doing too bad actually but they are trying to sell at crazy price and with such price many able to have better options to choose other better locations.

Anyway wonder what will be the selling price for the SJCC in the future? Above 800/sft?

i am sure Tropicana Metropark once materialise, USJ Heights will probably become superb location.

Putra Heights is actually a mixed location which not too far from Taipan commercial area but not too near too. Many of USJ folks moved to KK/KE and those not willing to move near Klang prefers Putra Heights as their new homes.

Years ago, Putra Heights pricing were deemed okay but not now, even the subsale asking price is higher than USJ while the latest devopment of The Glades asking over premium prices and Kingsley Hills are not selling any DSTH.

No idea of the SJCC yet and no concrete info from SD staffs.

The current USJ Heights location is not tat terrible. I just felt that, with the prices they selling of over 1.2m for link house isnt drive with the exact location, accessibility and near some industrial areas. It is next to Kesas anyway.

But when Tropicana Metropark materialised, it could be next 7-8 years to see only 20% of TM is developed. The first phase of highrise is VP by 2016. It needs few years more to see few more phases complete.

I am a resident in USJ Heights and the KESAS highway doesn't affect me at all. In fact, you will realize it is one of the quietest area in Subang. The KESAS highway only affects certain units in Reika and Cyprus in USJ Heights. In terms of accessibility, I find no trouble as I do not have to face traffic congestion and it is strategically located in the midst of USJ and Shah Alam. The industrial areas "Subang Hi-Tech Industrial Park" is a very clean industrial park so it does not affect us. I see no reason why you should criticize the location.
