Apartments like E Tiara and Casa Tiara (medium cost condos on SS16) considered to be around 650psf now, if this SJCC becomes a reality, could the prices hit 850-900psf in 5 years time? What do you guys think.

Wahh. E-Tiara and Casa Tiara from RM 650 psf to RM 850-900 psf in 5 years time?

IMHO, there is a slight possibility if this SJCC becomes reality but much rely on the market in 2017. If SJCC is build by SPS or IJM, maybe I think the reality can be success but I put no faith for SD.

Furthermore, at RM 650 psf, ( but what size?) it is not cheap bxz this is high end pricing where both this towers at corner triangle flooded with students and foreigners. It was prolly due to increment in rental and demand to rent more than to buy. Subang Avenue subsales at RM 600 psf was hardly move bcz after the road conversion and flow from Tiara to Empire, it made Saujana for being proud as neighbour to Empire, Isola and upcoming Empire Phase 2 via Wisma Consplant.

The risk was there even for a new launch project at RM 650 psf to increase to RM 850/900 psf but both of Tiara series were existing completed condo and most of all, the biggest competitors then at 2017 are current Saujana Residency, upcoming The Isola which will complete in 2014, heard BRDB has one high end condo nearby, Kencana Square and etc included SJCC itself.

RM850 only possible if all the owner stop renting to ME student & get a better management company...
I used to stay there, I sometime got confused that i was actually staying in their (ME) country and I were the foreigner instead. Especially at night time, those shops at street level (casa tiara) will come to life and transform to be one of the happening ME street! A total little ME. Might turn into the next tourist attraction like petaling street....little India.... smile.gif

A closer look to the SJCC development. The designs are very similar to Ion Orchard in Singapore because it is by the same designer Benoy. I believe it has the potential to be the next "mini" orchard road in KL.
