land cost itself already RM 660psf.....if no RM 1k psf dunno how developer can gain profit from this investment.....

of course not simple calculation lo..... whole piece of land 7.79 acres, cant be used up all 7.79 acres to build units and sell every sqft to purchaser mah.

Edelweiss land should be part of the land bank bought years ago, and selling at 1k psf....This new purchase land will squeeze developer margins and they had to sell at above RM 1k psf if not how to answer to edelweiss buyer

in 2011 annual report the lands 17.60 acre should be the tropicana garden whole development size, and the land cost during that time only RM 4mil+

in 2022 the remaining should be Edelweiss, 2.95 acres land valued at RM 65.82 mil, which translate to RM 489 psf land cost, but this is fair value adjustment.

They are crooks. That's all I'm saying. It wouldn't be so bad if it was another developer who bought that land. Then you could argue that tropicana had no say in the matter. But the fact that tropicana themselves bought that land with the intention to develop, just when they are advertising golf course view (and I'm sure talks had been underway for some time. This kind of transaction is not overnight), this is just in bad taste.

Hello, just curious about the parking for residents in Tropicana Gardens. How is the setup like ie are there many ramps to go up/down and the width of the ramps? Interested to rent there and wanna ask this whilst I contact the agent too. Thanks!

Edelweiss still has about 10 units of 9xx sf unit available at around RM1000 psf nett...

Any latest news regarding the development on the golf club? Got to know from agents at Tropicana gardens mall that edelweiss still have few units left facing the golf club. I think the new development will affect Edelweiss purchasers the most, esp those purchasing units facing the golf club. No more selling point if gold view is confirmed to be blocked. It’s a leasehold prop after all.

Last time sold Topikana Siti mall, now sells Topikana Gardin Mall.

Or have bad foresight. Decided to build malls nearby existing successful malls eg. 1Utama, Curve and expect to be able to compete.
