It seems that developer still got few units unsold.... Saw at property guru website... At this rate it'll be very difficult to sell unless cash rich buyer comes in...

so did you proceed with the purchase?

last time i considered trop garden subsales too during covid period.....but to my LTV 70% i didnt proceed with the purchase...

but seems that averagely the price capped at 1k/sqft for quite sometimes.....not sure how was the rental now...probably still RM 2.2k-2.4k

no more gold course, all or part of will be redevelop. 1st development should be the 1 in the news...The density around Tropicana Garden gonna shoot up with additional 3k++ units, somemore + upcoming Edelweiss. Not sure how its impact the original 1st 4 blocks, but i guess downside are more obvious then upside

Didn’t really check, but I suppose if partial portion was sold out for development, logically the golf course couldn’t function anymore..
if not mistaken not only Tropicana got the deal for development, previously I remember some other developer also involve to develop other portion.

Hm so the current development by tropicana of 7acre+ only a small portion of the golf club land only...is it the whole golf course is 160 acre?

wah imagine 7 acre add 3k++ residences.......160 acre .......unless build landed/commecial shop etc etc.....if not GG.....

980psf still very high, considered the density and upcoming 3k units from golf course side. The new launches will be tough, if Psf lower kena hentam, if higher cannot sell…only can build kicimiao sqft to bring down the absolute price…

land cost itself already RM 660psf.....if no RM 1k psf dunno how developer can gain profit from this investment.....

in 2011 annual report the lands 17.60 acre should be the tropicana garden whole development size, and the land cost during that time only RM 4mil+

in 2022 the remaining should be Edelweiss, 2.95 acres land valued at RM 65.82 mil, which translate to RM 489 psf land cost, but this is fair value adjustment.

loss on construction building cost, but "earn" on the land cost lo. that piece of land Market value confirmed more then RM 2.72mil..

Remember they acquire 7 acre lands opposite at RM 224 mil last year.....but of course haven taken into account their finance cost for the building. so most likely still loss but not as severed..
