The big sale is here !

If you are a "fundamental" guy, look at the NAV vs current price. Most of them 10-20% discount ! DY mostly >7% nett. Now RM sudden rise --> good opportunity. If you don't buy with these type of numbers, tell me what numbers you expect tongue.gif

Usually price will drop by the dividend amount after Ex-date. So, theoratically, let's say the share price is $1.00 and the dividend is $0.05, at ex-date, the share price should be worth $0.95. Because the shareholders is entitled to $0.05 + new share price $0.95 = $1.00 (just like before the dividend entitled)

That is perfect scenario. In real life, usually got + and -

For majority of the case, share price will drop after ex-date (roughly by the dividend amount)

But in croesus case, the ex-date was 17/2. cum-div closing price (on 16/2) was $0.77. But on ex-date 17/2, the closing price increase to 0.785 instead drool.gif So, there must be other factors (like market sentiment) which affected the price, despite the dividend.

Those who bought on 16/2 at $0.77 actually cost only $0.77 - $0.035 (dividend they will get) = $0.735 rclxms.gif

So, now if you buy at $0.77 from those who bought on 16/2 at same price $0.77, you theoratically loss the dividend of $0.035. Zero sum game --> your loss is other's gain

This is how I look at the stock price cum and ex div. Others may view it differently

If I recall correctly, they are going to delist, so there could be worth nothing

Some will bet on reverse take over of the reit shell. I think that is why there is still a slight premium over the distribution

Just remember there is no free lunch in stock market. If you can think of the opportunity, the big croc would have thought of it a lot sooner

Me same situation. But still have time. Dividend season coming in April. Still have 1 month's time to wait for the window. For non-reits like banks which declare div 2 times a year, still have a few months time. This is how I console myself biggrin.gif

Initially wanted to sell also, but when I see the details of the announcement, the TOS default on the lease is backed by bank guarantee of 18 months rent. If that is the case, then Soilbuild will be reimbursed for the next 1.5 years rental because they are claiming from the bank guarantee. Hope they can find replacement tenant in a year...

Then I thought if I sell this reit, where to find another ok ok reit which has >8% yield....so I take a gamble and hold. Let's see for the next 3 months my gamble is bangwall.gif or thumbup.gif

Just xD a few weeks ago. RM-SGD just breached 3 (if you are converting from RM to buy). Fed potentially raise rates June/July

No hurry to buy

The whole market is reactive to news, despite the fundamental is otherwise. Even if MAS does not raise rates, the share price will react to news.

Some Reits has majority fixed rates loan, but they will not be spared for those kind of news too

So my guess is even if MAS does nothing, the share price will react negatively when FED raise rates

Also, if Fed raise interest rates, funds will be pulled away from SGX and repatriated back to US. That is another factor
