The big sale is here !
If you are a "fundamental" guy, look at the NAV vs current price. Most of them 10-20% discount ! DY mostly >7% nett. Now RM sudden rise --> good opportunity. If you don't buy with these type of numbers, tell me what numbers you expect http://reitdata.com But if you are a "follow market sentiment" guy, then continue to wait This post has been edited by Showtime747: Jan 28 2016, 05:37 PM |

QUOTE(prince_mk @ Feb 26 2016, 11:09 AM) I dont get it. Can elaborate further? Usually price will drop by the dividend amount after Ex-date. So, theoratically, let's say the share price is $1.00 and the dividend is $0.05, at ex-date, the share price should be worth $0.95. Because the shareholders is entitled to $0.05 + new share price $0.95 = $1.00 (just like before the dividend entitled)Why u add the price and divvy and to determine to buy or not ?? That is perfect scenario. In real life, usually got + and - For majority of the case, share price will drop after ex-date (roughly by the dividend amount) But in croesus case, the ex-date was 17/2. cum-div closing price (on 16/2) was $0.77. But on ex-date 17/2, the closing price increase to 0.785 instead Those who bought on 16/2 at $0.77 actually cost only $0.77 - $0.035 (dividend they will get) = $0.735 So, now if you buy at $0.77 from those who bought on 16/2 at same price $0.77, you theoratically loss the dividend of $0.035. Zero sum game --> your loss is other's gain This is how I look at the stock price cum and ex div. Others may view it differently |

QUOTE(prince_mk98 @ Mar 4 2016, 10:06 PM) Saizen Reit If I recall correctly, they are going to delist, so there could be worth nothingCurrent price $1.10 and dividend to be paid $1.056 ex date 11/3/2016 why the special dividend is so high? if i bought, will i can resell back then at the price ard $1 ? or the price will dropped to $0 after the payment date? Some will bet on reverse take over of the reit shell. I think that is why there is still a slight premium over the distribution Just remember there is no free lunch in stock market. If you can think of the opportunity, the big croc would have thought of it a lot sooner |

QUOTE(elea88 @ Mar 22 2016, 09:46 AM) No more Shopping? Me same situation. But still have time. Dividend season coming in April. Still have 1 month's time to wait for the window. For non-reits like banks which declare div 2 times a year, still have a few months time. This is how I console myself Dispose some Accordia golf, SUNTEC. Now buy what? Keeping cash for long also not a solution.... and everyday REITS are green... |

QUOTE(elea88 @ May 20 2016, 02:50 PM) same 5000 units.. bought since 2014... I still hold leh....and I have quite a number... loss a bit. Not sure its correct or not to dispose. i influence by the article.. I wanted sell yesterday.. but procrastinated. u got check out MANULIFE US? Initially wanted to sell also, but when I see the details of the announcement, the TOS default on the lease is backed by bank guarantee of 18 months rent. If that is the case, then Soilbuild will be reimbursed for the next 1.5 years rental because they are claiming from the bank guarantee. Hope they can find replacement tenant in a year... Then I thought if I sell this reit, where to find another ok ok reit which has >8% yield....so I take a gamble and hold. Let's see for the next 3 months my gamble is |

QUOTE(prophetjul @ Jun 3 2016, 08:52 AM) The whole market is reactive to news, despite the fundamental is otherwise. Even if MAS does not raise rates, the share price will react to news. Some Reits has majority fixed rates loan, but they will not be spared for those kind of news too So my guess is even if MAS does nothing, the share price will react negatively when FED raise rates |

QUOTE(cherroy @ Jun 3 2016, 10:09 AM) Cost of funding of USD may rise with the rate hike. Ya those reits with USD borrowing will be affected. So the one rely heavily on USD funding may see higher expenses on the borrowing cost. This is where US rising rate could impact reit sector. Also, if Fed raise interest rates, funds will be pulled away from SGX and repatriated back to US. That is another factor |
