Hansel, OT a bit. I realise your confidence level has grown over this past 1-2 years. From the beginning when you started to be active here, I notice you are quite reserve and lack of confidence. Now your comment are with more certainty and valuable BTW, this is a thread about Sreit. Do you think it will be better to start a thread about SGX ? You can be the TS

QUOTE(Vector88 @ Sep 30 2015, 08:21 PM) Is it worth to invest more units? Any analysis here ? The first question to ask is do you register your CDP with a Singapore address ?

QUOTE(Hansel @ Oct 1 2015, 07:21 AM) Hi bro,... if your shares are kept with a nominee or secured under Private Banking, you don't need a local Singapore Address to subscribe for Rights Issues. It's not difficult to set-up one too if you have to have one. Is it ? For those who have CDP account under their name, I think they are not entitled to the rights if they don't have Singapore address. I have a Singapore address so I am ok.

QUOTE(Vector88 @ Oct 1 2015, 09:27 AM) No need if use nominee acc, eg: itradecimb in my case... I think Croesus looks good. Good portfolio and tenant with Yen income. The thing I like about it most is its borrowings are fixed rate. So not affected by the US interest rates uncertainty. Will keep buying when there is bargain. But the price now is affected by the rights issue. Still trying to read more analyst view on its fair value now

QUOTE(Hansel @ Oct 7 2015, 08:51 AM) Hi,... it is not necessary that we look at these two only. There are other REITs to look at and that have not appreciated in price yet. You want those REITS which doesn't increase in price when STI increase ~170 points (6%) from 2770 to 2940 in a matter of 4 days ?

QUOTE(AVFAN @ Oct 7 2015, 09:51 AM) if "no rate hike" mood continues, they should continue to rise. suntec and capitamall are tradeable reits to me as there are big and liquid. they are the only two i trade 1-2 times a year. hope gains are still decent ex-dividend! Only 1-2 times a year ? That is not trading

QUOTE(AVFAN @ Oct 7 2015, 02:33 PM) reits cannot trade like normal, need to collect dividend, very impt. see how suntec went from 1.47 to 1.59 in 1 week?! capitamall took 2 weeks to go from 1.87 to 1.97 - lagging, should move up soon, i hope! these two are big, liquid and fairly volatile. hence, i see them as "tradeable". You dare to sell now ? They could go up for another $0.10-$0.15 in 1 week's time for all you know...

QUOTE(Hansel @ Oct 7 2015, 03:11 PM) Bro,.. I have not referred, but I don't think you can get such volatility in REITs that often. Was referring to those Reits you said which have not appreciated while STI increased 6% in 4 days

QUOTE(AVFAN @ Oct 7 2015, 03:18 PM) oh no, not selling... yet. at least ex div which should be end oct. and yes, hopefully +10-20 cents more. looks like easing is on, weaker sgd... better liquidity...? or just earnings/div season? We shall see the reasons. The analysts will always conjured up the reasons after the event I think is overall sentiment around the world

QUOTE(prophetjul @ Oct 9 2015, 10:11 AM) PHEW* Managed to get my rights subscription for Croeseus! Thanks to those who pointed out the issue with rights for SG stocks. My broker managed to handle it for me. Otherwise was looking at big haircut! Boss, I thought bro elea said you don't need to do anything and SGX will sell the rights for you and you will get the money back ?

QUOTE(wongmunkeong @ Nov 2 2015, 04:30 PM) "Technically" not REIT but a biz trust wor... Hm.. still, holdings are "...CRT’s principal investment strategy is to invest in a diversified portfolio of predominantly retail real estate assets located in the Asia-Pacific region, with an initial focus on Japan. The initial property portfolio of CRT consists of four completed retail properties located across Japan, which includes Aeon Town Moriya, Aeon Town Suzuka, Luz Shinsaibashi and Mallage Shobu (collectively, the Initial Portfolio). Aeon Town Moriya consists of a shopping mall with approximately 135 retail units. Aeon Town Suzuka consists of a shopping center. In September 2014, the Company acquired 100% interest of Durian 2 TMK Holding Pte Ltd from Croesus Merchants International Pte. Ltd." Danke danke will dig in and see if it plays well with the rest of the midfielders i have heheh Wong seafood, do look at their debt arrangement. They have fixed rates until 2018 if not wrong.
