I only recycle my capital if the capital gain exceeds 3 years worth of dividend AND yields below my target. Then I will sell and wait to collect lower... within 1.5 years

Its not about the loans, MY and SG loans interest rate are not expected to change much...

It is about the MY10Y and SG Savings Bonds.. if these RISK FREE investment's yield goes up, together with the US rates, then the yield obtained from REITs which carries risk will need to be adjusted upwards.

I think CMT properties do not have much potential to have positive rental revision. Dpu is also mostly flat. But still ok for now.

RTO is reverse take over, where a company take over an empty listed company and inject properties. It will be likely a share reverse split and follow by a big rights issue. RTO can only fail if dont get shareholder approval.

I have not follow saizen for some time so i am not familiar with the details.

That is under FCOT, not FCT. tongue.gif

For HP, more or less FCOT will lose them at end of contract.

Reits are always measured by the yield premium compared to government 10Y bond. I would say if they are in bubble, the the yield premium compresses.

For SG the yield premium is still very healthy. rclxms.gif

For MY already koyak.. 10Y Bond yield 4.2+%, most MY REIT yield is 4.5+% doh.gif bye.gif

For fair value, (my version, not official version, dont blame me if you lose money tongue.gif )

Very good REITs should have premium between 1.5%-2%

Moderate REITs should have premium between 2%-4%

Poor quality REITs should have premium >4%-6%

Why compares against government bond? Because 10Y government bond is more or less guaranteed yield with zero risk, used to compare against REITs with more risk (tenancy, renewal, forex, interest rate risk etc), Both also give consistent income and the bond is capital guaranteed too...

Local reits not much foreign holdings, mostly local funds like ASB, EPF etc..

I think the local funds is getting too big, no where else to put their money, so any yield just sapu all...

Also retailers all chasing the dragon too.. more for capital gain..
