US shopping center is dying... due to over supply and the American consumption patterns. They go to shopping center to shop only then go off.

In asia, most people go shopping center NOT to shop one, walk walk, see, see and makan, makan. Especially makan as more than 50% of rental is for F&B. For future shopping center trend, try to stick with neighbourhood SC rather than those high class SC at Orchard. brows.gif

One very resilient neighbourhood SC is FCT. rclxms.gif

Fraser Comm Trust looks like approaching new low.. @1.25 yielding almost 8%.. drool.gif

Risk : HP Lease at Alexandra Technopark is going to expire soon. China Square is undergoing reno, so will have loss of income.

Pro : Aussie building (Central park) might have some catalyst in higher occupancy with revival of mining. AUD is poised to be stronger.
