Their business model is such that they borrow money at a low rate and invest it in properties at a higher rate. Rising bond yields would mean rising interest rates, which would increase the costs of borrowing for REITs.

So, when they refinance debt, it’s going to cost them more. Due to the varying durations of the rental leases for the REITs’ properties, they might not be able to pass on the cost increase, leading to a temporary decline in cash flows.

Of course, no two REITs are alike as they deal with different properties, lease durations as well as financing agreements. But, the likely outcome of a rise in interest rates for the majority of them will be a hit to their bottom-line.

Foolish Bottom Line

Investors in most REITs will likely feel temporary pain as interest rates rise. But, that’s not to say that every REIT will be a poor investment. At the very least, those with long-term financing locked in at fixed rates, as well as those with refinancing-needs that are evenly spread out, stand a good chance of coming out ahead of the pack.

In order to maintain the spread between the yields from a risk-free asset and from the riskier asset, if the yield of the risk-free asset at the bottom of the spread goes up, the yield at the top, being the riskier asset must go up too.

How to make the yield of a riskier asset, eg a REIT go up ? It will be with one of two ways, ie by :-

1) Increasing the dpu, or
2) Lowering the price.

Normally, lowering the price is easier, hence, the price drops.

If a REIT has rental escalation built into its lease agreement, the price may not drop.

Look at the table and the chart below to get the first signal on to buy or not :-

Based on the above two slides, first look says the counter is acceptable.

Then, you need to do the other things that bro AVFAN said. Yes, the industrial REIT subsector is not good now in SG. But you need to look at where the assets are spread out too. If there are industrial properties in Australia, then it's better.

Tell you what - buy a bit and get the experience first. Read the news everyday. And as the days go by, you will gain experience in this sector and in this particular counter. I think this is a good counter to start with.

Added one more point : As you read the news, observe how your share price is affected by the news flow.

I am planning to hold 1-4 months only given everytime US rate hike
there may be a downward pressure on the T8B prices for the reason you mentioned

Before I reply, I'll have to say first that I am not a licenced financial advisor registered with the MAS. The MAS is very fair, whatever wrong, no matter how 'influential' that person is, they will go after him if there is anything suspicious. So,... it's good to follow their rules. My replies now, just what I think,...

1) Your $10,000 would not be able to buy 13,333 unit shares. You will have to count the amount to buy 13,300 shares only, because in the SGX, you will have to buy 1 lot being equal to 100 shares.

2) If you buy the shares as an individual, be it as a single person or in a joint account with another person, YOU WILL NOT BE TAXED at all. The tax rates are put there because there are some entities which are taxed on their dividend payouts. Hence, based on your eg, you will get the whole SGD199.60 dropping in to yr designated acct..

3) I think everything has been priced in by now. IF it's me, I will buy now with half of my targetted funds if I think the ctr is worthy. I'll hold it over the FOMC Mtg,... no issue,... the price will bounce back later,...

Please try to open an account with Standard Chartered Sgp, they have the lowest brokerage in town, with access to multiple platforms in the world.

I've not heard of any officially,... but what I have experienced is when I start asking for any amount like RM50K, they will say no stock. Maybe relly no stock,... a bit hard to tell,.. all these things,... we just have to 'read between the lines' and take whatever actions that we think right,...

But one thing's for sure : we need to know quickly what's happening out there for us to decide what to do, or not to do next ! Knowledge is power.

I look at the other aspects of the press conf, not just the rate hike. The hike, in itself,... is old story,... no need to mention anymore. But, to capitalize on the moves due to knee-jerk reactions, I would look at the comments by the Fed Chair. True enough, the comments did cause some knee-jerks, and I managed to load-up on some assets.

My bullets 2) and 3) earlier are related to the comments that allowed me to buy-in further,... smile.gif

YES, bro,... I have noticed this since a few weeks ago,... The spread is very wide now, which makes it non-viable to change BACK TO THE RM if one needs to use RM. The spread will cause him to lose many pips, hence, wiping out whatever he made from the exchange rate against what he used to convert over from the RM earlier.

What do you think the reasons could be for this widening, besides the bank wanting to make more ?

Happy to say it is still not a wasted trip as also managed to open Maybank KE trading account and Philip Capital trading account as well.
