The signs are there for Aussie,... that's the future in the Donald Trump Era.

But,... the rules are tighter for Australia. Not so easy compared to Sgp,.... however, the rules can be followed. Still not impossible.

Perhaps waning against the SGD and the SGX. But still hammering the MYR and the Bursa,....

i am talking about MAYBANK SINGAPORE BANK AC.
if u are looking into brokerage ac.. DBS VICKERS . but have to be in Singapore.

for Maybank you can open MAYBANK KIM ENG. they hv both. nominee & direct cdp ac.
i did not open the brokerage ac coz i already have with DBS VICKERS.
i open the MAYBANK SINGapore mainly for cheaper funds transfer as suggested by HANSEL.

Just sold off one of my properties.. initially thinking of putting in SG for REITS. Now all telling me Recession blah blah.. so, i am also lost...

ASX.. looks complicated.

consider us equities.

consider the largest caps like goog or etf's like spy.

i find it easier than asx as the info is more readily available.

i personally think the us markets and $ have a bit more to run up.

trump hasn't been sworn in yet!
*
Yes, the ASX is more complicated. Infos not readily available, and must have experience before being able to go into. ...

But odd,... the All Ordinaries and the S&P/ASX200 has been rising and rising in the last ten days when other indices have been falling,....

Ascendas REIT reports 1.2% increase in DPU for 3Q FY16/17 despite industry headwinds
Parkway Life REIT reports 9.2% fall in DPU for 4Q 2016
Suntec REIT records 5.9% fall in DPU for 4Q 2016 on Park Mall divestment
many reits reporting FALL IN DPU...

I know abt PLife REIT. Let's analyse the qtr-to-qtr performance here :-

1) For 4th. Qtr 2014, the DPU was 2.9000 Cts per unit, reported in January 2015.
2) For 4th. Qtr 2015, the DPU was 3.3700 Cts per unit, reported on January 26, 2016, due to a one-time gain of 0.38 Cts. Without the 0.3800 Cts, the 'normal' dpu would have been only 2.9900 Cts per unit, HIGHER than for 4th. Qtr 2014.
3) And finally, for 4th. Qtr 2016, the dpu now is 3.06 Cts per unit, HIGHER than for 4th. Qtr 2015. No more one-time special dpu today !

Hence, the 4th. Qtr NORMAL dpu has been GROWING from 2.90 Cts per unit (cpu) to 2.99 cpu to 3.06 cpu. I'm okay with this dpu, in fact, I estimated this time to be at 3.07 Cts, but was wrong by 0.01 Ct..

I have not read the report, but I theorise that Ascendas REIT's dpu grew because of the inclusion of the one-time special dpu this time ?

I expect LMIR to announce raise in DPU as well, as IDR has strengthen against SGD for the past year.

Yes, that's right,... bro,.. First REIT, thumbsup.gif

But,.. somehow, I feel most REITs would be dropping divvy payouts this year,.....

My free cash is invested short term investments, so it earning around 3-5% yield. I always have free cash at standby, at minimum 20% of my total portfolio but usually much much more than that, so it will never get depleted. Its part of my portfolio balancing.

Unless of course super mega sale of the century comes, then i will go below the 20%.  rclxms.gif
*
A strategy in place,... thumbsup.gif

But this also means 20% or more of your available funds for investing is earning only 3% to 5% yield. Wouldn't you think this 20% or more shld be deployed out there for better ROI ?

That's the main point here : the brokerage discount at DBS,... must try to capitalise on this now. Ending in June 2017, right ?

Maple business city rental is only half from kepple buildings and just a couple of mrt stops away. In times of not so good economy, mbc will have better demand for its office space. I am more favorable to business parks rather than teir 1 office building with super expensive rental.
*
Yeah,... that's a good point there, Gark,... I'm also in the same opinion. Business Parks seems to be a one of its kind now,... but having said that, the REIT that is very much into business parks seems to have not so good comments against it - Viva Industrial Trust. What's your opinion of this Viva ?

Croesus 0.036 divvy, ex date 20/02/2017, comes to about 4.1% at current price, anyone buying?

Edit: its like a mini sale going on today
*
The assets for Croesus is attractive, but there are two points to note :-

1) They keep making cash calls :-

a) in October 2015 : OFFER OF 22 FOR 100 @ SGD 0.61
b) in August 2016 : OFFER OF 10 FOR 259 @ SGD 0.797

The units base would increase everytime the above happens, resulting in reduced dpu for unitholders.

2) The way they pay their dividends are erratic, it makes it quite hard to track the dividend payouts, eg :-

a) In 2015, they paid the dividend for period 010115 till 300615 on 28th September 2015, amount is SGD 0.0392, BUT
b) In 2016, on 28th September, 2016, they paid the dividend for period 040416 till 300616, ie half of the above period.

The same behaviour is also observed for the other earlier periods. Hence, it's hard to judge if the dpu is increasing compared against the previous corresponding periods.

Any comments to the above observations please ?

Sorry, forgot to attach this : https://www.dividends.sg/view/S6NU

Refer to the webpage above for a summary of the dividend- and corp action- related details. Or are there mistakes in the details on that webpage ?

I think the stock was way overpriced before and recent weak distribution shows a big drop in divvy. Imho the big drop is already anticipated since they divested part of their properties. Other than that, not sure.
