i dont think any bridge to the MRT station...looking at this developer background ? they are not big boy like IOI,I&P can absorb additonal cost to build the bridge....also the MRT is at the center of the road, quite a distance from Cheras Central, dont even talk on Maxim..

I thought I saw your posts somewhere along this loooong thread.QUOTE(babana @ Jun 12 2014, 10:05 AM) Boss in D'Maxim aka Maxim Residences in Cheras, from Trillion Maxim who's building Maxim Citilights in Sentul as well. Yup, near Econsave n Cheras Sentral QUOTE(jangsl @ Jun 12 2014, 11:06 AM) It's supposed to call Maxim Residences @ Taman Connaught / Taman Len Seng. Personally, I won't open a new one, cos all info are here. Even with the title and name kinda wrong edi. Maybe after handover in 2017, we can open a new one for all owners to talk about defects.... (finger crossed!!! QUOTE(jangsl @ Jun 12 2014, 11:15 AM) QUOTE(yjtan15 @ Jun 12 2014, 11:26 AM) Just discuss here? lol I think the latest one is still 3% + 2%. no DIBS. How much is the current discount? Why I only got 3+2% while somebody mentioned 5+2%???!!!! QUOTE(rickygoh98698 @ Jun 12 2014, 09:29 PM) |

Brother gsw8895, got bridge or no bridge, we will see ok? Can we get something more CONSTRUCTIVE from you? I have read through the whole thread extensively for a few times in the past months. I think your are adversely BIAS & OPINIONATED towards this project. From you numero uno post in this thread, it's just pure negative. Well, there is nothing wrong about seeing this project negatively, as you have your rights. However, by writing multiple posts on this thread is just ..... just speechless for me. If you are trying to bring down this project, you are too naive. Even you curse a thousand times, "This project SUCKS....", I still don't think this developer will go bankrupt & the project will go abandoned. It's too evidently clear that you vested interest to protest against this project. See below... QUOTE(gsw8895 @ Apr 9 2013, 04:05 PM) Urgent for your attention ! Anyway, I'm not trying to start a fight with you and I merely would like to inform you that if you DO LIVE in nearby area, developments like this can only bring more good than bad to you. If you own any properties nearby, when Maxim 1-bedroom is selling for 1 million 10 years down, for a 600++ small condo, do you think an intermediate link house nearby won't enjoy such a price hike along Maxim condo? There is no need to feel grudge against new development. As for traffic jam, with MRT coming in, you too can enjoy using it. Pls fwd to ppl staying in Alam Damai, Damai Perdana, and those that use Jalan Alam Damai! Dear DamaiSouth Owner, or any Alam damai , Damai Perdana Owner, Urgent - For Your Action - to Protest on the PR1MA project in Alam Damai to DBKL - TOO HIGH DENSITY - deadline 11 Apr 2013!!! 1. Hurry up... If you can't afford, I highly advise you to try to focus your energy on trying to increase your income so you too can invest, embrace new developments, won't hate traffic jam and went around cursing projects. Given this is Malaysia, you should know, apa pun boleh lah. All tai kor all tai che here damn wise man, totally ignore gsw8895 after his post way back in April. QUOTE(tengster @ Jun 13 2014, 05:42 PM) PROS of this project:1. Easily accessible to workplaces like Mid Valley, PJ, and KL center via highways i.e. East-West Link, Cheras/Kajang Highway. 2. Walking distance circa 600m to MRT Line 1 Cheras Sentral station 3. Matured neighbourhood e.g. Taman Connaught/Len Seng with ready amenities CONS: 1. Leasehold 2. The path to MRT is treacherous though walkable. Catalyst: 1. The next door commercial project: Cheras Center Point will provide more pedestrian-friendly path to the MRT stations. 2. Speculative MRT Line 2 will have a station next to Cheras Sentral, making it into an interchange between Line 1 and Line 2. Cheras Sentral interchange is 5-7 stations away from Maluri-Tun Razak Exchange-Bukit Bintang-KLCC. |

not really with your argument coming up with new project with higher psf price should automatically add value to the property price around that area.
the increasing plot ratio might actually dampen the value of the surrounding. This happen everywhere particularly klang valley....where highrise building being approved and build just right in front of the exit, which essentially make the whole area traffic flow...not only this area, the TTDI area as well. I pass by this project site during workings days..where the narrowly 2 lane driveway, que from the enter for this project side which facing TNB until the cheras main road. When this completed, wonder how the traffic looks like...with somemore car slot in the earlier part of the route.. Shall we assume lot of working ppl taking MRT....let say 70% at least...? only can reduce the traffic there... QUOTE(tengster @ Jun 13 2014, 05:42 PM) |
