After seeing ecocheras, probably existing buyers are counting their money liau...hehe biggrin.gif

1km apart, 1 mrt station away, maxim can ride on the ecocherss wave, with a much lower psf

I didnt try myself... but from the existing walk path, shd be walkable, ard 10min kuar... safe or not, another question smile.gif

ekocheras not direct link to mrt, but within short walking distance from the main entrance of the site.but not sure how far from the SOHO tower coz the tower quite deep inside.
in term of shopping mall, maxim is direct link to cheras sentral. while ekocheras have to cross the bridge to reach leisure mall, about 10min walk.

For shopping, Maxim would be more convenient compared to EkoCheras. Perhaps Maxim would need a few more steps of walking to the MRT. But at about Rm200 diff /sf (Maxim Rm450/sf Vs EkoCheras Rm650/sf) Maxim is still a better choice even though its a LeaseHold property.

Leisure Mall is an established mall while Phoenix or refurbished Phoenix remains untested till they open... Maxim is about 10-15 minutes treacherous walk from MRT station.

In EcoCheras, one can Goto ground floor and possibly find all sorts of F&B outlets plus other retailers like pet shop, laundry, pharmacies, 7-11,KK, etc.... And even have offices to offer some white collar jobs....

I think two products have different positioning..... maxim Cheras surely have its pros.

I understand from Maxim that there will be a link bridge from the 5th car park connecting to the adjoining commercial shop offices & there in connect to the next link across the opposite to Phoenix Plaza to the MRT. May take 10-15mins walk to the MRT station & hopefully not gonna be a treacherous path.
Must agreed that Leisure Mall & it's surrounding is more established, however the choice of F&B in & around Maxim should suffice to most daily needs smile.gif

don't think it would be easily executed as planned? unless the plot of land between maxim and phoenix plaza belongs to them as well............

The Develpoer of Maxim knows the Developer of the adjoining parcel of property but does not Guarentee the link bridge will be a successful connection. However, I see a lot of benefits to the 2 developers. If the Link bridge is done up, it not only be used by the residence of Maxim to walk over to the MRT but also to Patronize the commercial activities of the new Properties there.
So, it's a Win Win Situation I guess.

As i hv siad earlier there r no similarity that is why maxim entry price is lower by 200 to 300 psf but they have to bear the risk whether developer verbal agreement with the link way to mrt station is going to happen. No risk no gain ma!
Basically will depend on how successful Cheras Sentral coz everybody is quite skeptical abt this Plaza Phionex time but this round look more promising with MRT station, hotel, cinema.....etc & Cheras Point development.
