my friend owns a standard Corner Unit (24 x 75 with about 20 feet extra land at the side) in Bandar Seri Putra, and currently renting it out at RM900/-. I think that tenant must be very lucky or may be difficult to get a tenant for landed property for more than RM1,000/- rental rate.

just rent my DSH at tmn impian putra RM1200/mth..Rental at Seri Putra & Impian Putra between 1000 - 1500 depend on house owner..

For me BA is good whether for own stay or investment.
Currently tmn Impian Putra DSH 20x65 range between 400 - 430K leasehold..
Last time 2011 i buy DSH 20x60 at Seri Putra sub sale around 265K right now maybe around >350K..
No more DSH < than 400K..

Im secured phase 2 lot 398 after previous buyer loan rejected. Very lucky at last minute. Who buy BA phase 2 lot no. between 396 t0 400..

bukit mahkota cluster rental rate is $1000. hard to get more. there's demand but current ppl not willing to pay more. they can always compare with Nilai & Semenyih.
