Landed is never for yield play, more for long term capital appreciation.

1). Structural cost = Rm140 x Built up area.
2). Land cost (RM/PSF) = (selling price - structural cost) / land area

To be honest, if u buy 60000+ sqft land, RM 50 psft. For example, Iskandar land asking RM 50 psft.
If u buy 6000+ sqft land, RM 150 psft. For example, Setia Eco Hill bungalow lot asking RM 100 psft.
If u buy 2000+ sqft land, RM 300 psft?

To build a superb residences, there are many other cost involved. To me, RM 300+ psft is not expensive.

Always take the current market price for calculation.

This reflect the current market value, also indicates whether to hold, or sell and re-invest.

Average Cyberjaya landed appreciated 50%...

Many others in Klang Valley too, the run up cycle looks about the same.

It does not lag behind, does not under perform when many people view it negatively.

Good thing is, people thinking start to change, when many developers come into the picture, when many people buy for own stay. If Cyberjaya start to attract population, it shall out perform Klang Valley, giving the fact that the free superb infrastructure.

We are looking forward for it to happen!

Today I browsed through Encorp Marina @ Puteri Harbour, I will say your KLEC is a better buy, giving the fact that both > RM 1100 psft.

When I see the location map, vs many Singapore condo project, I will still buy Singapore. In Singapore, rental yield is almost guarantee. Don't forget, the local market is too small, & foreigners who are cash rich are free to invest anywhere.

I only see it is a good highrise to retire for Singaporean, but I will opt for > RM 1 M Johor landed rather than this.

The purpose I start this thread, is to discuss about Cyberjaya, to see whether worth for money, to feel whether people buy for own stay or investment.

As of now, Cyberjaya starts to attract many people for own stay, & many rich people for long term investment. Obviously, these people are looking for something different from u.

If u keep highlight about the price, keep highlight about the rental. U will never understand what these people think. It is ok, since people has own cup of coffee, u are advised not to buy here.

Brother, sakit project is not good.

Why? When the project sakit, people doubt about the developer, sales will become slack. If this happen, your early entry will not give u any advantage, because developer cannot price subsequent launches at a premium.
