Cyberjaya is local request vs Iskandar more on foreigner factor.

To have best of the both, buy Cyberjaya & Singapore.

Why Singapore? Yes, Shen Zhen appreciated a lot because of Hong Kong. But Hong Kong lagi crazy.

Singapore & Iskandar may follow Hong Kong & Shen Zhen, but it will not be rapid development because of politic issue.

U have a point it is quite over priced.

In Malaysia, some agriculture land about 60000+ sqf, Malaysian can get it for RM 200k.

RM 3 M vs RM 200k = 15 vs 1. 15 folds!!!

Just to share again:

I went to Johor last month, saw this project:

SA asked whether I am Malaysian, because the foreigner units are sold out. To me, this means local request is quite less.

The land is big. Other than that, price > RM 900k without DIBS, concept & design not as great.

SAs are very chio, anyway I already bought Cyberjaya loh.

People are buying a home, no longer a house.

One who buy Cyberjaya for own stay, if Cyberjaya keep silence as it is, u have bought 1 of the best place to raise family.

Else Cyberjaya boom, the asset value will go double.

Many people doubt the potential of Desa ParkCity during launch for its Kepong address, but see how nice the place is today.

Why so many people doubt during then? Those are old days where people are buying a house, not a home.

2015/2016 will be the year where most projects completed. Houses especially highrise will flood the market, the demand normally will take about 3 years to absord.

People who expect to buy house for own stay, shall never time the market, buy according to own preference & priority with comfortable budget. Remember, market is always smarter than us.

Expect 2018 will be a super good year, especially currently many countries is still in "crisis". U see world stock market major index hitting new high? But it does not reflect the actual value as it is, because many central banks are busy printing money, money depreciates & properties run up due to inflation.

I foresee this situation will continue for the next 4 years. Too bad, our weak RM can't help us much in this situation. Without a solid Malaysia government to decrease the deficit, we fall into the situation where robbed by world economy & own government.

A mall have to grow slowly, u can't expect it to be lively once it is completed.

IOI City Mall is a proxy for many areas, it will success. It will need some time, for residences within these areas to grow.

IOI is one of the best market player, they know how to market their product well, & how to run it successfully.

We just have to give them some time!

Like 1 Utama, IOI City Mall is one main reason attracts me to buy Cyberjaya too. Nowadays people can't live without mall. Agree?

To be honest, I will say Putrajaya has "Mall", Cyberjaya has "Point", "Mall" is bigger than "Point".

To me, "Mall" or "Point" doesn't matter, 10 to 15 minutes driving distance will do.

Our Eco Glades unit < RM 1.1 M, Summer Glades market price RM 1 M...

U can consider to fine tune it, by comparing super link, semi D & bungalow for each residences.
