Today got a lady called me from dunno what mortgage services. Name is K...

She say will submit my doc to MBB , HLB and UOB. So far HLB revert and say can offer 80% loan only as they know developer giving 10% discount.

Then I ask her to submit for MBB and UOB see see lo can get 90% bo.

this is pre loan approval, normally will be lower. Wait until the actual Advertising Permit (AP) and Building Plan (BP) secured. Then Banks will be more confident to provide more loan as per quota allocated by their HQ.

Peri,
Thanks for the info. I was just thinking...wouldnt it be a waste of time if banks do pre loan approval knowing that people will wait for a better offer later...haha...

Normally bank will process any application that go in to their desk, sometime they accept, sometime they reject, sometime they lower their offer.

They are paid to do for this. Who knows, maybe now they offer u 80% loan only, u might interested to get it. Business still a business. They offer, u accept or reject.

They dont sit in office from 9 to 5 and only process loan that with AP, BP or title. Thats why it called, pre loan approval. Usually not attractive.

Just my 20 cents

No problem bro, im still hoping the AP can drag until next year so that i can eligible for another round again for stamp duty 50% exemption.

Starting Jan 2013, i heard the min SNP price had revised from 350k to 400k. Which means im eligible again. I dont think necessary must 1st property at all time.

inb4,

2008 - 2009 - once

2010 - 2012 - 2nd

now hoping 2013 - third

I got the same call ...
HLB, 2.35%, 80% and 30 years. I am not interested either. Asked if can appeal or not and she said cannot ... LoL ...

Btw, just wondering, if all bank also only offer 80%, and i don have money to pay the additional 10% D/P, can i cancel the deal for this property?
