 Bumi Lot Question, Please help

Hi Everyone,

I am buying a freehold properties, i am just about to pay the deposit now.
the question is, this is a bumi seller and i think this is a bumi lot.

The agent is telling me that this is a freehold properties and our transfer do not going through with consent of land office, is it true?

I checked the title, under sekatan kepentingan, it is "Tiada"

Please help, shall i proceed with the transaction?

i think you BETTER do your own checking first before you EVEN believe the agent.

bumi seller doesn't mean bumi lot property..
you can check with the owner either bumi lot or freehold property since SNP mentioned the property status..

if not mistaken, every sale n purchased property must go through land office for document endorsement..

pls verify first before proceed..

Thanks for your reply. i have checked the title, i cant find any "bumi" wording in the title. Other than that, where else i can check if the house are bumi lot or nope.

Freehold should not have any problem as no state's consent required in most cases.

another way of checking prop status is by browsing through e.g: iproperty, mudah, etc to know the property is freehold/ leasehold..but as bumi lot/ open lot, SNP will give the details..
maybe other guru can advise on other way..

btw, seems like you'll purchasing through prop agent.
sub-sale prop, right?

tiada sekatan means no caveat, not means is non bumi, better do a search in majlis for its status

Title search will indicate whether or not it is a bumi lot or not. Since you have done the search and it doesn't indicate, then it is not.

The safest way is for you to go to the land office , pay a small fee and check whether this is bumi lot.
Maybe the word 'bumi' is hidden somewhere, so ask the land office officer.

Never believe in dishonest real estate agent or even lawyers.

I have lawyers giving me wrong info before ! vmad.gif

btw u can always ask the agent or lawyer to do landsearch for u.fee is rm50 pay to the land office.but not sure how much the agent or lawyer will charger u on top :-)

is that the case if the property is freehold, and the title is out to individual? still gotto get consent from government? i will be doing land search tomorrow.

The problem is, my wife and I love the environment, and the houses.

Are you talking about leasehold property or freehold? There is a difference you know.

If you really like the environment and house, then buy it.

It is not impossible to buy bumi lot except it is very troublesome and takes longer time.

The lawyer have to appeal after rejection at least one time.

So you have to apply many times and give good reason eg. seller needs money urgently brows.gif

If you want to sell later, also it will be more difficult to sell.
