Hi Everyone,

I am buying a freehold properties, i am just about to pay the deposit now.
the question is, this is a bumi seller and i think this is a bumi lot.

The agent is telling me that this is a freehold properties and our transfer do not going through with consent of land office, is it true?

I checked the title, under sekatan kepentingan, it is "Tiada"

Please help, shall i proceed with the transaction?

Thanks

bumi seller doesn't mean bumi lot property..
you can check with the owner either bumi lot or freehold property since SNP mentioned the property status..

if not mistaken, every sale n purchased property must go through land office for document endorsement..

pls verify first before proceed..

Freehold should not have any problem as no state's consent required in most cases.

Title search will indicate whether or not it is a bumi lot or not. Since you have done the search and it doesn't indicate, then it is not.

i have read through the title and there is no indication that this is a bumi lot, shall i proceed to land office to do the search? is the result out on the same day?

Thanks

The safest way is for you to go to the land office , pay a small fee and check whether this is bumi lot.
Maybe the word 'bumi' is hidden somewhere, so ask the land office officer.

Never believe in dishonest real estate agent or even lawyers.

I have lawyers giving me wrong info before ! vmad.gif

Yes i better do that before i hand over the deposit...Thanks

another way of checking prop status is by browsing through e.g: iproperty, mudah, etc to know the property is freehold/ leasehold..but as bumi lot/ open lot, SNP will give the details..
maybe other guru can advise on other way..

btw, seems like you'll purchasing through prop agent.
sub-sale prop, right?

yes, the previous bumi owner have got his starta tittle under his name, not master title

Yuheng,
Please read the comments here.

http://forum.lowyat.net/topic/2482456

"i read many articles from different forum and blogs about this bumi issues; even in lowyat, such topics are discussed many times.

i read many times bumi bought non-bumi lot, when they sell to non-bumi, they got trouble.

i read many times bumi bought a 2nd hand from non-bumi, when they sell to non-bumi, they got trouble.

the most interesting one is this.

a single FOREIGNER bought a non-bumi lot. later, he married with a bumi girl.
then, he added his wife name to his house. when this couple wanted to sell their house, they found that their house IS a bumi lot."
So it is better to look for other properties ie. DON'T BUY this property.

Usually, if property is cheap, means it is bumi lot or bumi seller.

Hi.

Thanks for your guide, i read your reply at the thread too.
is that the case if the property is freehold, and the title is out to individual? still gotto get consent from government? i will be doing land search tomorrow.

The problem is, my wife and I love the environment, and the houses.

it is really worry now... rclxub.gif rclxub.gif rclxub.gif
