Last week when I spoke to their SA few days before private preview, she said a lot of register for interest, I ask how many is a lot, got above 1000 ah? She say sure got la thumbup.gif so qquite possible to fully sapu all, at least 100% sure those smaller and not too much additional land link will be gone, just need less than 5% of those registered. Personally I think the developer is selling at current price, for example A2 40x75 2685sqft, A3 40x80, approx 3000 sqft, about 10 additionalfor A3 compare to A2, so approximate resale A2 950k +10% 1045k, so new buyer pay a little extta for the clubhouse, pool, lake, and etc icon_rolleyes.gif sounds reasonable for me

If you really keen in getting a unit, why wait till Sunday? From my understanding, its already open for sale, if wait for sunday official launch, there should be a lot of ppl, and you might not get a unit or definately will not get your choice unit icon_rolleyes.gif

Thanks for the info bro kennccl, it is bigger than I were to expect. Exclude the corner lots in anggun 2 etc, this is probably the 1st time developer launch intermediate residential units above 1mil mark, previously mah sing, or those boutique semid inside bandar country homes etc example regency height all are below 1 mil, this has stretched further with startibg 1.2mil, and we will be seeing the begining of other developer launching semi-ds above 1 mil mark soon and tan and tan or brdb might be the one who would brinng the benchmark of link house to 1 mil soon too icon_rolleyes.gif

And thanks bro chrisclv for sharing the AG3 sales chart photo, I though the sales were GOOD from the chart taken on 20th oct. 15 days from the 1st private preview of link house, they sold about 250 of 308 units 2S and 3S semi ds and link houses in 15 days, or 36 of 88 units of 2S and 3S Semi-ds on the 2nd day os semi-ds private preview.

As a comparison:
Anggun 1 : launch in 2007, takes almost 2.5 years to fully sold 210 units
Anggun 2: private preview in 2010, takes about 6 month to fully sold about 250 units
Anggun 3: private preview in 2013, 15 days sold 250 of 307 unit

If we were to look at the masterplan, in this part of anggun1 2 and 3, hong bee does not seems to have much land for Anggun 4, most probably the next landed by hong bee will be somewhere above emerald west (also owned by hong bee), those lands around Aeon are more for commercials, international school, highrise, lakes etc. So the question is now, does the developer really need to sell off everything in days to show the public it is bbb or maximize their profits and yet sell off reasonably fast, i am pretty sure they already know in their mind the next landed Anggun 4 is most probably earliest will be at least year 2016, located above emerald west, so now it is to their best interest to maximise profits as the demand is there anyway, that is my guess smile.gif

Yes, there should be more, a lot more. But well, the facebook page that resident association of AG1 created previously only has 40 people liking the AG1 page, even when the occupancy in AG1 now is quite high, and most neighbor here that I know has facebook account, many of them read forum etc also, they just don't interact much in facebook/forum lol. It is always beneficial for buyers to keep in contacts in groups icon_rolleyes.gif

For AG1 in my case, the last phase/last 2 rows, hong bee handed over to me in about 20 months, 4 months earlier than the duration of 24 months, whereas AG2, developer handed over all units together in 30 months (1st December 2012) from the 1st SNP signed (June 2010), about 6 months earlier than the period for strata Gated of 36 months. I guess AG3 buyers should be looking at about 2.5 years from 1st SNP also, 6 months earlier. icon_rolleyes.gif

If the road upgrade of Jalan Batu Arang that has been approved is really coming, and completing in the next 2-3 years, the link house at 1 mil for this area is definitely coming even sooner, if the road upgrade is still in progress, and either Tan & Tan or BRDB launch their link house, it will lead to break the psychology barrier of 1 mil for link house here with their premium products that are likely above 1mil, because of the following:

- BRDB has previously announced in the media that they have revised their plan for the piece of land in rawang beside Anggun from mid-end to become mid-high end, and they quoted of replicating their BLUWATER estate from Seri Kembangan here. The last launch of superlink in Bluwater estate Senja Private Lakeside Estate launch in May 2013 were selling from 1.9mil. So even if they give 40% discount for their 1st project in Rawang, it will still be 1mil plus.

- Tan & Tan intend to make the piece of land about 500m from AG3 to Sierramas 2. The recent Garden manor link villa subsale is about 2mil+, so with 50% discount, it will still be 1 mil plus. thumbup.gif

Anggun City 2nd and 3rd level can be turned into residence? As I know some commercial they strictly does not allow overnight stay. rclxms.gif

Anggun 3 show house is under construction now, they are digging the man-made lake, and done foundation works for the clubhouse, link house, and semi-ds is already on the 2nd level. We should be seeing the show house by 2nd quarter of 2014:

I saw major land clearing in BRDB land located 200m from Anggun 1, should be launching their township soon that is targetting middle high segment, their aim is to replicate bluwater estate here in Rawang, should be exciting thumbup.gif

Bro, the land opposide of McD beside Anggun 1, opposite Anggun City is the Honda 3S Centre.

I think bro Ironhide828 is asking about the other side of Anggun 1, opposite of the Petronas side, along Jalan Batu Arang, with tons of trucks and machinery leveling the huge land quietly behind the old shophouses since about 2-3 months ago, that piece of land is the BRDB land, the project name is not announced yet, but they are benchmarking against their bluwater estate, middle high end. I heard rumors that BRDB will be launching soon, perhaps 2H of the year after they complete the land leveling, it should be interesting icon_rolleyes.gif

This is the 2nd of four toll in operation now, previously we have only one toll, 2km east of AEON, from google map, this Sg Buaya toll is about 5km north of AEON rawang, above Emerald West, and Above the future development land of Hong Bee Land (that is above Emerald west).

In the next 2 years, there will be another toll about 4km south of AEON mall from google map, that is now being built by Gamuda, for direct toll access to their development from Latar highway, and 6km south-west of AEON, for the tasik puteri intersection that will be built by lowyat group. From 1 highway intersection, to 4 in the next 2 years, and so many reputable developer that will be launching their developments soon. It shall be supercharge development for this area, but they really need to upgrade the jln batu arang first, if a protest/petition etc is feasible to expedite the road upgrade, count on me too:)

Bro, I agree with you that either way is good development, but nevertheless pinpointing the exact location will be beneficial for all, as perhaps the SA sometimes also blur blur a bit one since many of them are 3rd party and not directly under HBL icon_rolleyes.gif

From my understanding, that piece of land that is now doing massive land clearing is the JV land of BRDB and Magnum, in which the new township will be spearheaded by BDRB, benchmarking with their mid-high end bluwater estate, that piece of land was previously rented to fish farming operator, as they claimed when announcing the JV with BRDB to the media, and if we check google map now, we will still see that area with a lot of artificial fish pond, since google map is not yet up to date, now it has been leveled notworthy.gif

I understand that the honda 3S centre will be quite big,but just not that big, as the ongoing land clearing (opposite petronas along jln batu arang) has already cleared approximately 50 acres, and still ongoing, if that whole piece of land clearing is for showroom, even with one level carpark, it could park like 3000-5000 cars, or built a mall as big as mid valley thumbup.gif

the land opposite of the McD is suffice to built even the biggest Honda 3S Centre (more than 10 acres), but IMHO I am guessing there will be more commercial sharing that triangle plot, in which few years back, it was meant by HBL to be their first commercial named "Paradiso", but somehow they scrapped paradiso, launch Anggun city (better), and changed their masterplan quite a bit.

Here are some supporting "Evidence" of my "case" notworthy.gif , if you rewind the below video of Anggun City 31 sec. you will see that Honda Showroom is opposite Mcd, on a video released by HongBeeLand themself, about 5 months ago, so I doubt there is any change in 5 months, with honda logo already in their video, meaning they have confirmed the location already:

Saujana by Glomac, and Bandar Tasik Puteri by Lowyat is not drawn, as they are already shown on the map. There are others boutique developments as well that are a little harder to show, since the map is rather small, so I will just skip for now. blush.gif
