Wow! imagine one thousand form, chasing for 24 reserved units, it will be chaos sweat.gif , at least 24 buyers will visit or call their sales office in a day to check for the status, and hence those reserved units will be completed sold out in days anyway. It is interesting to see the response for the upcoming Anggun 3 and subsale for Anggun 2 after handover in 1st and 2nd December, pretty sure some of the potential neighbor will still be interested. icon_rolleyes.gif

Mc Cafe is officially open for business today, though some of the contractors are still in the midst of cleaning/touching up the outside area. I was there for lunch just now, a good place to hang out, or grab a coffee thumbup.gif

Hi all,

I have finally checked the defects of my Anggun 2, and visited the sales office to submit another round of defects smile.gif

Have a chat with the new SA, and she said that Anggun 3 will launch in September at about 600k, perhaps during the moon festival? last time Hongbeeland usually likes to do events during moon festival and september is about time smile.gif Hearsay from neighbor that the first launch will be the 2 storey superlink 22x70, then followed by 3 storey superlink 22x70, and eventually only the semi-ds, 2 storey semi-ds will be 1mil plus.

The access road shall also be vastly improved to make proper access way Anggun 3, as from the current "T" junction at the AEON traffic light, it will be upgraded to a "+" fourway junction, so in the near future, we would be expecting seamless connectivity from Anggun 1 side/AEON side to Anggun 3 side/Tan & Tan Development side. thumbup.gif

I have been missing the action of the board quite a bit, a lot of GREAT changes recently in Rawang, I have notice a development beside country homes wet market, an Econsave with some commercials such as spas rclxms.gif , and there are so MANY new intersections being constructed around Rawang, in the past, there is only 1x intersection Rawang NSE (in the middle of Rawang new developments), in the next 2 years, there will be another 5 intersection completing, to the north, south, east, west of the existing intersection linking NSE and Latar drool.gif

I have updated the first page for recent developments, please let me know in case I have missed out any icon_rolleyes.gif

Rawang will be the biggest mid-highend G&G enclave in Klang Valley, if not the entire Malaysia in the next few years, with at least 5000+ acres dedicated for G&G Homes, and supported by lots of commercials and infrastructure:

Thanks bro jason, I am anticipating Anggun City as well, this area really need more banks, restaurants etc, and with that coming up, this area shall flies.
The commercial shall be the answer for the wellbeing of the increase population, and the increase population shall be the answer to the success of the commercials icon_rolleyes.gif

Anggun City are progressing rapidly with like hundreds of workers on site everyday, it seems like 1 unit of 3 storey shoplot (behind AEON) is almost ready now, it should be the show unit for the Anggun City, the rest are still working at basement or ground level thumbup.gif

Hi CLOng, I am staying here and I know my family and many neighbours here are anticipating Anggun city, and I belief it will be well received by residences who are either recent upgraders to the newer part of Rawang or moved into this area recent years, and future years there will be a lot more residences with good buying power. At the moment, for newer Rawang dweller, the buying power is actually pretty good and I can see that there are more taiko and taije who are doing very well in their field/business moving into this area. AEON F&B and the groceries is doing well, and their mall is getting more and more crowded in the evening and during weekends as well.

At the end of the day, whether Anggun City will success or not, will depends on how well the HongBeeLand execute their targeted tenant profile and promotion of this area. If they offer attractive subsale price, rental terms, renovation scheme etc to attract majority of their targeted tenants with different needs/preferrence, and regularly do events to attract people to Anggun City, this place will boom, and their project will fly too, so it should be their best interest to make sure it is successfull icon_rolleyes.gif

Also noted that Anggun City, is like a concept mall in hybrid between a shopping mall and shop lot, as you can see a little bit similar like Sunway Giza type. From my understanding, the rental in Kota Damansara is not cheap, and Sunway Giza rental is 3x the regular rental of those at the surrounding area, example the strands etc. So, if Hongbeeland can make this commercial project successful, the rental shall be at least 3x the rental for regular shoplot commercials in Rawang in the future, including the commercial by Mah Sing, IMHO drool.gif

Yes, the listing price for those intermediate Anggun City units are 2.08mil, not sure whether there is any discount or not. Too expensive for siutai to swallow, so I never ask the details package etc lol icon_rolleyes.gif

The price is a lot different if we were to compare to Sunway Giza for the location premium, as intermediates in Sunway Giza (same size 22x75x3) are asking from 4.5mil subsale now, approximately 50-60% discount lol, the strand and dataran sunway asking about 3.3mil recently.

I have tried to summarized the difference between these 2 commercials since their concept is about the same, IMHO:

Sunway Giza (+):
- Much better location
- Part of the mall owned and managed by Sunway REIT
- Mature with lots of affluent population nearby
- highly populated area
- Proven commercial centre
- close to upcoming MRT year 2017
- Neighbourhood mall and able to pull crowd from further radius.

Sunway Giza (-):
- Maturing with lesser new developments in the near future
- Traffic condition with some bottlenecks
- A Lot of commercial shops competition, and more coming up, such as strand mall with tgv, sunway nexis etc.
- Higher entry level
- Lease hold

Anggun City (+):
- more than half the price of similar concept in prime area, e.g Sunway Giza 4.5m, Anggun City 2Mil
- Expecting major influx and population growth from 5000+ acres of G&G landed and condos in the next few years.
- Major Infra upgrades, with 5x new intersections north south east west, access roads etc.
- Desperately need banks, restaurants, amenities etc, if banks are venturing into newer Rawang, this should be the safest, and best place to have banks.
- Developer have vested interest in making it a success, as they still have 90% of their land undeveloped.
- Adjourn to AEON Mall and Cinema
- Lesser commercial competition.
- Freehold

Anggun City (-):
- 1st higher end hybrid concept shop/mall in Rawang, and hence unproven
- Unproven mall management in handling shopping mall promotion.
- Current poor access road, upgrading in progress, but will it complete before 2015 when Anggun city handover?
- growing affluent population, but will there be enough to support this commercial by 2015?
- Near term Rawang neighbourhood mall, unlikely to pull crowd far away in near term.

As I am not considering the question to buy or not, so I am just sharing my personal points, and yes, nod.gif I am excited and anticipate to visit Anggun City when it open icon_rolleyes.gif

From Anggun to toll plaza will take about 10 minutes, they have implemented tidal flow system over the past few years and the traveling time during peak hour is quite consistent with the help of traffic police at the toll plaza junction. The road are being upgraded in a big way as well, the new flyover at the toll is almost completed (phase 1), and over the past few weeks, they are clearing the grass/trees to upgrade the road from the toll/flyover to Bandar Tasik Puteri/M Residence Junction, should be shifting the drain soon and then start to upgrade to road into at least 2+2 with proper lightings etc.

Hi CLOng, I received the SMS too drool.gif i have called to check and was told 2 storey start from 648k built up about 2300sqft, 3 storey 798k built up about 3k, discount for early bird or previous Anggun purchaser will be known only on Sunday, semi ds not open yet, 2S will start from about 1.05 or 1.1mil. I was told this sunday is a private preview of the 2S 3S link houses to previous Anggun purchaser. Are you previous Anggun purchaser too, or they also open to everyone who register too this Sunday. icon_rolleyes.gif

Btw, the land clearing for Anggun 3 seems to be completed, and they have also completed pilling for show house and private clubhouse, we should be able to visit the site by 1Q14 rclxm9.gif

Welcome to the board tmm, when Anggun 2 launch like 3-4 years ago, that is before so AEON, MCD, and so many developments and announcements, properties price has increased a lot over the past 3-4 years everywhere, IMHO it is just that this area is increasing its value at a rate fast than other developments in Greater KL smile.gif so I guess no point looking backwards, we look at whether it is worth it CURRENTLY and whether you like it if it is for own stay, and in the future prospects. If we only look backwards, 3-4 years later we will also say Anggun 3 link 2 Storey is only worth RM648k last time, now you see how much, maybe almost 1 mil that time if BRDB, Tan & Tan and many other developments completed notworthy.gif

btw, Anggun 2 is already subsale approaching 1 mil already now, one of my neighbour in Anggun 1 who also own Anggun 2 intermediate sold her Anggun 2 for 980k 1-2 months ago drool.gif

Also, Anggun 3 has private clubhouse, with private man-made lake etc. thumbup.gif

there are mainly cosmetic defects for the units, including mine. For bro yschaw unit leaking/water proofing issue I believe is an isolated case, and most important is the developer has fixed it, I have heard from him thru pm in beginning of August that his unit is fixed and mainly only left cosmetic defects and has submitted another round of defects. Whenever I meet any owner from Anggun 1 time, and Anggun 2 recently, I always advice them to check the defects properly including the water ponding test. As long as the developer is willing to hack, and redo the water proofing without complaint, for me personally, I think they are responsible and good already... I have submitted my defects to them in Anggun 1 and 2, so far so good, they fixed it without complaint and quite promptly.

As for your second questions... Hong Bee Land were previously a sizable land owner, namely in Rawang and Iskandar area. Over the past 10 years or so, they have sold part of the land for cash, and then JV with SP Setia on Setia Eco Gardens in Iskandar johor (ongoing), and JV with Guocoland (property arm of Hong Leong) on Emerald Gardens (ongoing). Anggun 1 is their first project by themself, follow by Anggun 2, Anggun City, AEON mall built by them and on a long term lease to AEON, and now Anggun 3. In this area, they have so far developed only about 20-30% of their land, so they still have a lot more to go. They are bringing in Tenby International School, Columbia hospital, and a lot of commercial and banks for their Anggun City, etc.

Like you said, difficult to fix it, but well, as far as I know, for those unit affected, they DID hacked the floor, remove the tile, redo the water proofing, and retile back, so that is why as a customer I say that they are a good and responsible developer.

if you can find a comparable semi-ds, with comparable size, comparable distant from KL/PJ, perimeter cctv, comparable landscape, within 1 mil, or even 1.2 mil, post it here, other forumer would like to know as well, it is always good to compare thumbup.gif

I just came back fron the launch look see look see only, a lot of people, parked inside until the outside roubdabout, price 698k before early birds for standard intermediate, only few lots standard 2 storey remain when I left about 1115am, the rest are all corner, odd size with additional land anf 3 storey. Yhe standard 2 storey lots should be fully sold by today

P.s. its hard to take photos as other purchaser are standing at the sticker board lol, bare with the low quality photo smile.gif

Any idea on what facilities will be inside the anggun 3 clubhouse? Besidea the swimming pool ? Is there a gym etc?

The anggun 3 clubhouse is a lower density clubhouse, as they dont share with other phases... I actually wish they could open the clubhouse to anggun 1 and 2 owner, at a fees, win win mah, like this the maintence cost for anggun3 will be lower and additional fund cillected can be use for upgrade also

here are some photos from their website anggun3.com.my, if this piece of Anggun 3 fits into either DPC, or Setia Eco Park township, it will also complement their township, but I am sure the price will be at least double or maybe triple, good to see our Rawang neighborhood here more and more sought after, last time during Anggun 1 launching, it takes almost 2 years + to fully sell off 235 units, and then Anggun 2, about 9 months for 255 units, now, it is interesting to see those standard 2S alll taken up on 1st day of preview, and 2S with additional lands and 3S were also taken up very fast. thumbup.gif
