The Anggun 3 site would be surrounded by low cost flat development. Many blocks some more as per master plan.

Anggun 2's occupancy rate also very low now bearing in mind already vped for 1 year. Anggun 1 also take very long time to reach 50% occupancy rate.

My partner attended the Anggun 2 house key handover ceromony, it was at the last week of Nov 2012.

Ag2 handovered the key in Nov 2012,
Ag2 reserved unit released for grasp early this year from 888k.

It seems today also open for public booking, but heard must book thru the agent in at site.

Mahsing start MR1 late but now selling shops in the much smaller township. I don't understand how they plan? Built a small Amberly then now build GIANT link, compare this Amberly semiD 40x80 with BU 2200sf and Emerald Garden 26x80 BU 3000sf. And now zero lot bungalow but the BU almost same with Emerald Garden terrace largest size which is 4000sf++.
I think even the seniors in Hong Leong also kepala pening. As consumer, we don't know what the developer is going to plan how we invest?  icon_question.gif

Agreed. Guocoland is not a good township planner. Guocoland is one of the weakest subsidiary of Hong Leong Group, it has frequent reshuffle of top management team for the last few years. There is no long term and sustainable plan for the company.

But talking about Emerald West, we cannot single out Hong Bee Land. In fact, all the developments in EW are run by a company called Promakmur Sdn Bhd, which 50%:50% owned by Guocoland and Hong Bee Land.

Hong Bee Land has done a fairly good job in developing AEON, 100 shophouses at Anggun City, Tenby Int School, Columbia Hospital, Honda/ Toyota Showroom. Maybe it is the internal arrangement between Hong Bee and Guocoland, where Hong Bee would be focus on the commercial development.

Besides, the TWO commercial (wholesales city and bigger shopping mall) which would be developed by the developer who launched Lakeclub Parkhome. This is the latest addition to Rawang.

I also heard Tenby, because Hong Bee JV with SP Setia to build Setia Eco Garden at JB, SP Setia brought in Tenby International School into Setia Eco garden.
From there, Hong Bee is connected to Tenby, and Hong bee invited Tenby to set up a branch school there in Anggun, Rawang.
