Developers only interested in making money building houses non stop, by ignoring the flood and amenities issue.

Developers need to work hand in hand with the authority. The pressures must come from many parties, residents, developers, road users and etc. Developers have big interest on the amenities as if they want to sell their properies, they need to deal with the the public concern. They need to deal with the land authority, probably contribute some funding in the public access road, conclusion: money rules.

I understand that the honda 3S centre will be quite big,but just not that big, as the ongoing land clearing (opposite petronas along jln batu arang) has already cleared approximately 50 acres, and still ongoing, if that whole piece of land clearing is for showroom, even with one level carpark, it could park like 3000-5000 cars, or built a mall as big as mid valley thumbup.gif

the land opposite of the McD is suffice to built even the biggest Honda 3S Centre (more than 10 acres), but IMHO I am guessing there will be more commercial sharing that triangle plot, in which few years back, it was meant by HBL to be their first commercial named "Paradiso", but somehow they scrapped paradiso, launch Anggun city (better), and changed their masterplan quite a bit.

Here are some supporting "Evidence" of my "case"  notworthy.gif , if you rewind the below video of Anggun City 31 sec. you will see that Honda Showroom is opposite Mcd, on a video released by HongBeeLand themself, about 5 months ago, so I doubt there is any change in 5 months, with honda logo already in their video, meaning they have confirmed the location already:

I have compiled the approximate alignment of the development around 2-3 km of AEON Rawang, if anyone has a more accurate alignment, would appreciate could share it here too:
Hong Bee Land: Red
HBL & Guocoland JV: Blue
BRDB: Green
Gamuda: Yellow
Tan & Tan: Red left

Mah sing's MR1 and MR2 towards the west of the map, and MR3 is on the north of the new rawang.
MR1 + MR2 are 7 mins drive to Aeon.

AG3 has its unique advantage. Proper strata titled guarded and gated.
The Rise location is better IMO, the best among the 3. MR is too deep in.
Product Quality wise, i think Hong Bee can deliver better than Mah Sing and Guocoland.

i can see the difference. Five Stone to KD is muchhhhhhhhhhhhhhhhhh nearer.
I live in the border of PJ and KL, I do invest in Rawang, but i have never able to convince myself to move to Rawang.
Not fancy about long distance driving every day, and use public transport. It's just me.
